Got it. I will check for big ticket items and hope to be able to plan for capex. I am relying on seller disclosures and property inspections for this. Any other ideas?

I am looking at properties in San Antonio and Indy areas for now. Most of the multi unit or apartment/commercial properties are very old. Some good ones are 1900, 1920, etc. I am rarely seeing any thing newer than 1980. I am worried about buying in to a money pit, how old is too old according to you? What I should be prepared for in terms of maintenance and cap ex? 

I am planning to get inspections done at the minimum.

I had a quick peek at Austin market but the properties seem to be pricey to me. Would love to know of neighborhoods where 1% of rent is possible. What is the usual CAP rate and COC you could expect in Ausitn or subs (I know thatz a huge area).

I prefer to take Loan so that you can stretch your cash better. Any ways, your IRR would be lot more than the APR bank is going to charge. I am new to REI myself so need to understand various funding options though.

Yes, it would be great to be able to check your properties easily. Some thing I consider important.

Appreciate the pointers. I am excited to explore these new areas. From your experience with investing out it state, could you tell me some does and don'ts? I am using calculator on BP and looked at a few other online, any recommendations?

Line of Credit is considered as debt by lenders Even if it is not used till date. If DTI is favorable, it makes sense of using LOC. He would have extra cash in hand as a buffer or for another investment.

Hello everyone at BP,

Very excited to see the amount of knowledge sharing happening at BP. Hoping to venture into REI through this medium.

I am from bayarea California. Looking for rental properties with cash flow (not easy in bay area). What would be good counties or cities for atleast 1% income properties? Also, appreciate guidance in finding good property management as I would be heavily depending on them. Being new to REI as a whole I prefer properties with less work upfront.

I started looking at Austin, San Antonio Texas based on some of postings at BP. Open to any other areas.

Ready to start with 150k as down payment.
