Darrell, thanks for putting this up wish I saw it a couple of days ago but no matter I will definitely be penciling it in if you have one next month.  I'm just starting out and trying to get going and I think that something or like this would be beneficial.

I would simply say to them that I've never dealt with this situation before and so I'm unsure of how to resolve this situation so I would ask her opinion on how she would like you to help and see if the resolution is viable and feasible.

I too am looking for a title company in the anne arundel and baltimore county area.  I will checkout definitive title as mentioned above.  Also I'm looking for a lawyer that is use to dealing with investors.  Any suggestions on a good one please let me know.

Hello bigger pockets community my name is Cherie (like the Stevie Wonder song) and I am new to investing and bigger pockets. I just wanted to introduce myself and make it known that I’m a real estate investor and I'm a newbie as well. I am from Maryland and have spent most of my time living in the Laurel area although I now reside in the White Marsh area. I currently work full-time so I focus as much of my allowable free time on my investor business its too bad I can’t work in my sleep but anyways I've laid out some of what I expect hope anyone reading is able to help.

  • Building my knowledge for where newbies should find simple resources like state approved wholesale purchase and assignment contracts.
  • Gain valuable contacts from networking
  • Become familiar with local resources and players. If you’re looking for an amazing, ambitious, and highly motivated person to drop some of your knowledge on I’m the person. Hand-holding not required, guidance is only requirement and maybe some shadowing.
  • Help understanding markets near me
  • Positive Support from like minded individuals

I like to solve problems so I’m also going to be using my business to help people not just myself.

My goal for my business is right now is to focus on wholesaling so I can build some capital quickly and pay off some debts. I want to conduct my business with civility and pragmatically.

Year one focus will be getting that first deal out the way(would like to get at least 5) and getting at least 1 positive cash flow property and also to increase my business by 25% min. and marketing by 10-15%.

I already have 5 more stages of goals set up for the business so if you can help me out or point me in the right direction let me know.

I’ll close with one of my favorite poems from Ralph Waldo Emerson on Success

What is Success?

To laugh often and much;

To win the respect of intelligent people
and the affection of children;

To earn the appreciation of honest critics
and endure the betrayal of false friends;

To appreciate beauty;
To find the best in others;

To leave the world a bit better, whether by
a healthy child, a garden patch
or a redeemed social condition;

To know even one life has breathed
easier because you have lived;

This is to have succeeded.
