However there is what I consider to be garbage that smells horribly. Should I store that as well?  Thank you! @Gail K.They did not pay the final month's rent, so I used the security deposit for that. Could I put a clause in a future lease that overrides PA Act 129? Something like, any items left behind will be discarded immediately? Great story. lol Thank you! @Pat L.Oh my! I have a tenant who was on month to month.  They violated the lease by smoking several times.  I gave them written notice to vacate in 30 days.  The tenants complied but left behind garbage and large furniture.  They left no forwarding address.  However, I have the phone numbers and  email addresses.  First, should I request their forward address to send a  notice about their left behind property?  I checked the laws and know will that they have 10 days to retrieve their property and must pay the storage fees. Secondly, what if they refuse to pay the storage fees?  Do I go to court to order them to pay? Third, do I discard what I think is garbage?  It seems badly.  Or do I put that in storage as well? All the while I am stuck with their property and the hassle of storing it.

Please advise.  Thanks

In Philadelphia are fire alarm systems to be monitored by an approved business in multi-family family; (3) including myself units? Thanks in advance!

Hi, I own an owner occupied, 3 family unit. The market value of my home is lower than  the sale price. Did I over pay? Secondly, I am going to apply for the Homestead Exemption. The online application asks what part is used for business or rental. I live in 1 unit and use the yard and the other units are occupied by tenants. So, I will say 66% of the property is used for rental. Does that % make sense? Would I still get the exemption? Thanks for your response!

Hi. I have a smoke free multi-family home. I reside on the first floor.  I went over the lease with my first new tenants.  The other tenants were living here before I starting buying the property.  Anyway...the first night the tenant smoked.  I knocked on the door and stated no smoking.  I then put a notice in the hallway. Now Im putting a notice about the damage from cigarette smoke, benefits of having a smoke free building, and a warning that violation will result in 30 notice to vacate ( tenants are on month to month). Additionally, I am scheduling a home inspection for smoke damage. Finally, I am considering installing a light up detector and a cigarette smoke detector.  Any advise or feedback would be appreciated.  Thanks.
