@Thomas S.At the confrontation, I had the sense something was off. Ive had the property for 3 years and he is an inherited tenant. I feel that you are correct. "Working" with him will result in my loss. Thank you!

Hi,
During an inspection, I found that a tenant put padlocks on all rooms with doors without permission. He said that it is his right to have locks if contractors, etc enter his unit. Additionally, he will not provide me with keys.
1. He acknowledges that he did not receive written permission.
2. He says he has a right for the protection of his property.
Is this right?
3. I replied that if I don't have access to those rooms, and there is some sort of emergency, he would be held liable.
Is that right?
Its my only property and I am manage it.
How have similar landlords handed providing protection for tenant's property and privacy with landlord's having full access to every room in a unit?

Has an appraiser given the value of the home? Has the home inspection shown that the property needs about 35 to 40K? Could repair etc. come in less than 35K?

HUD give a maximum number of voucher slots and funds to the housing Authority and once that is filled the only options is to wait to see if vouchers are taken away from tenants violating policy or to wait the following fiscal year.

Hi. One of my vacant rentals tested positive for lead dust. The test was conducted by a certified person in Philadelphia. He explain that to remove the dust, I could clean the areas very well. Next I am to have him come out to retest and get a certificate. I must do this to rent the unit. Is this all that is required to remove lead dust? Thanks.

How to clean lead dust? My apartment tested positive at the windows that appear recently installed. Pass 10 years. The lead tester said possibl y it's coming from the pocket doors at the opening of the room. The apartment building is maybe 100 years old. Any advice would be appreciated.
