Hello @Joshua Swimm.  I was born and raised in El Paso, therefore very familiar with the area.  I am also very involved in Real Estate here.  79912 is a very hot area, although usually priced higher than the rest of El Paso.  79925 is also very sought after, but hard to find available properties there.  I would say your best options would be 79934, 79938, and 79928. @Reyes Tena El Paso is a great market for buy and hold; low purchase price in a landlord friendly state.  The of course is buying right.  There is a shortage of inventory so home prices are high, but with the Moratorium ending, there will be plenty of deals on the market soon.

@Reece Ludwig, yes, 79938 will be a great area for ROI. Especially considering the new Amazon distribution center in that area.

Hi @Reece Ludwig. Let me be the first to welcome you to The Sun City. I hope you enjoy your stay here. Absolutely best investment for Military families is REI. I would say your best zip codes are 79925, 79936, 79938, 79912, 79904 west of magnetic/alabama, and 79934. As with many markets right now, there is low inventory and homes are selling slightly above their real market value. I would suggest find a fixer upper in one of the above zip codes to maximize your ROI. Best wishes on finding your new home.

@Mysonne Johnson "winter"?  What's that?  LOL.  I live in the desert.  I'm not really familiar with the tide of Real Estate in NY.  But as a lender, my personal opinion is that winter or near the end of winter is the best time to buy, especially if you have a substantial rehab.  The busy season has past and sellers often become more desperate in the winter months to sell at discounted prices.  Good for the wholesaler.  Also good for the flipper to buy at a good price and sell in the spring when the market is picking back up.  I'm not sure what the moratorium restrictions are in NY, but when these lift, there will be a ton of homeowners in need of assistance because for some reason they thought they would never have to repay their back payments.  But in reality they will have to pay months of backpay all at once.  This is really where wholesalers/investors can help homeowners from the dreaded foreclosure.

Hello @Paul Shannon El Paso is often overlooked.  Thank goodness!  More for me!  LOL  Depending on which website you visit, El Paso Metro/County population is between 850,000 to 950,000.  We are extremely diverse both in population and industry.  We are not dependent on oil and gas.  We have 70 Fortune 500 Companies in El Paso, Fort Bliss (the largest Army installation in United States Army Forces Command), Manufacturing, and will be home to the new Amazon fulfillment center 2021.  El Paso is an excellent rental market with the landlord friendly laws of Texas, lower purchase prices, and approx 40% of households are renters.
