@Mysonne Johnson as far as wholesaling, I recommend you try to find a mentor in your town. The first deal is always the hardest, but as your find your niche of doing things, it will get easier and you will be more confident, which will lead to more deals. As far as building your rental portfolio, using the BRRRR method makes it very easy to build your rental portfolio. There are Hard Money lenders out there that lend up to 100% of purchase and repairs, so very little out of pocket is needed to buy. When you refinance, the equity counts, so if you purchased correctly, you will need little to no money out of pocket on the refy. Good luck to you!

I have an opportunity to purchase a property from a tired landlord.  The property is free and clear.  They are willing to allow me to fix and flip the property and pay when I sell.  Is a land contract the best way to do this?

El Paso, TX is a great rental market.  The properties are inexpensive and cashflow immediately. I know it's far from you, but I'm very involved in RE her and would be happy to help you with property managers, agents, etc.

Hi Matt.  I do not recommend converting the garage.  However, it really depends on which part of the Northeast you are in.  Above all, I would say if you are going to convert; convert the whole garage.  Additionally, of course you have to either install a split for the conversion or add duct work to the garage, but did you know most appraisers will not count the square footage if you do not level the floor to the rest of the house?  I've walked a ton of appraisals with my investors.  The most expensive way is to pour concrete to level.  However, you can also use 2X4's and then plywood to raise the floor before adding the finishing flooring.  I realize you want to eventually rent so appraisal may not be a factor, but I always try to look ahead in case I want to sell.
