Hannah so am I doing this wrong? Should I be not coming home at the end of their least to flip the home to save on hiring someone to flip it ready for the next renters? As in repainting and pretty much being proactive on the home to prevent future repairs( cleaning drains, ac drain pipes, ac filters, gutters, etc)

 Larry thanks for your quick reply you’re exactly right we had a property manager managing a property for the past two years and I did feel like I had to manage them also along the way . A part of me thought also should I switch property management but the end of the day it sounds like the same story from others.

I’m now in Cali and have a rental Home in Florida Jacksonville area. I’ve had a renter in there for two years at 1300 a month mortgage was about 800. It’s been managed by rental property I realize it’s taking time and money for me to travel home and flip the home either for another renter.  If we decide to continue renting our place out we have a new renter every year that’s one week of vacation that we could be using to go out of the country but instead have to go to Florida to do little fixes. This is our first time doing this and we thought since we live across the United States that is not a good idea to have a rental property since flying is involved but would be more ideal if we were Driving distance from a rental property. In the past two years with this first renter with little fixes throughout the year and their end lease approaching, We have made a profit of $6000 so is this wrong that we are deciding to sell our home instead of continually have a property management to run our home with a renter? In the end I think due to time and money we would rather spend that time and money on a vacation then have a rental property across the US as a burden to our schedule.

Any one recommend a property management company for our rental home in 32216? I am currently on the process of moving on to a different company due to lack of communication for my current prop management. All input appreciated. Thank you.

It's not cosmetic that I am concern, it's more of panels have fallen, and it's only been patch work for years. They are ruining it by broken piece of wood from the panels. Using random metal sheets to cover up holes. It actually fell on the renters boat so my renters had to relocate their boat.

looking at the property line it is exactly between the two property. Issue is they have dogs that is ruining the fence which is why I never changed that side of the fence out. Their dogs have digged under and gotten through and in the end it's time to replace. I'm willing to replace it but worried their dogs will ruine it.

Option one would be to replace it and make sure they understand that if they ruine it by their dogs, they will be responsible for repair. Write some kind of agreement?

Option two. Put another fence towards my side and leave the old one but that is a risk of the old fence falling on it and of course their dogs still ruining it. 

Never dealt with this and I have renters in the home and seems like a safety issue now as the panels can fall anytime. Thoughts and advice please?

They say it's not theirs which I just found out today. They have 3 dogs running around.
