@Nathan Emmert I currently happen to be targeting SFR that provide minimum 10% return. I'm a novice compared to some if you can't tell. :)

@Ryan Dossey . The neighborhood (average in appeal) is poised to increase in value as it's in hurricane effected area. Can't say what pace an increase will be but housing prices in the county/parish are beginning to see a few percentage annual increase. I know your 18% is to die for but wonder if most investors would jump on a 10% annual return just sitting back collecting the check.

I agree that % of return is a matter of taste. Specifically, I'm looking to attract investors and wonder if the mentioned 10% return should be considered a good deal in most circumstances?

If I spend 50k on a rental, and I want to do absolutely nothing to earn profit, what is the bare minimum annual % return I should expect. I thought it was 10%. 

Opinions welcomed.

@Jessica W. It wasn't until I sat with a very successful realtor who I trusted that I figured out where in realestate I fit. We talked about my strengths and desires and what to expect in different aspects of real estate. Sitting with him was the best thing I ever did.
