I've been learning as much as I can about REI and have been back an forth on strategies... My current situation is difficult. I've been looking in the Midwest for cash flow properties, but lately have been toying with the idea of building SFR from the ground up with hard money. The prices here are crazy though and I don't know how profitable that would be.

I have plenty of experience in new construction as a painting contractor and assistant project manager for a custom builder here in Bend. Let me know if I could help in any way!

@Exavier Hamilton Thanks! I was aware of those options. I was able to come up with some possible solutions, one of which is a product based on bank statements. Higher cost but it might get me what I need.

I'm not sure if this is exactly innovative, but I wanted to put it out there for the rest of the BP community. I am having a hard time figuring out and qualifying for lending on a first time purchase. I am able to secure a traditional loan for $150k but pricing starts around $250k in Central Oregon. Is it unheard of for private lenders to lend for a 3 year to a buyer who wants to house hack? If anyone has a resource or book that would help me in this situation I would love to hear about it! I would also appreciate anyone's input who has accomplished this strategy or knows someone who has. Thank you in advance…

I'm seeing "deals" put up by other investors on 4-plexes with an initial purchase of $33k and now it's offered on market for $120k. Someone is getting theirs! I know this post is older, but @Aamir Shah did you get the answers to your previous posts and how did you do in Dayton?

@Joshua Levasseur Insomnia can be a symptom of a lot of different things. Hard one to pinpoint, but stress doesn't help! Look into GABA and the role of has on your brain and "shutting down" at the end of the day. A GABA deficiency which can lead to insomnia and restless nights. We really don't recover unless we reach REM state so we need to do everything we can to get there every night. I dealt with it myself and hadn't had dreamt for years. I found research pointing to magnesium biglysinate and Pharma-GABA 10 taken in combination have a great effect on sleep state. If I find the research, I'll post it here. Something about the magnesium biglysinate helping transport the oral dosage of GABA through the blood brain barrier and getting it where it needs to go. I'm not being paid by Thorne to say this, but their products are some of the best on the market. Give it a try one hour before bed every night. Works like a charm for me!

Hey everyone!

I'm writing you  as I ran across a potential massive deal. I found a house in pre-foreclosure with a TON of equity in it that entered default as of August 2018. I feel like this is too good to be true. I'm new to investing and stumbled upon this deal. I'm looking for any words of advice or caution anyone can lend. 

LTV is around 30-40% depending on what I can buy it for. I'm also aware this will need to be a "cash" deal. I don't have enough cash on hand, so I will link up with another investor to close this.

I have the bank information and intend to reach out to them to see what information I can dig up. I also found the homeowner on Facebook although I have not reached out. I am aware of the application of the Dodd Frank Act Section 1442 here as well.

I think I am on to something here but don't know where to turn in this situation. Thanks in advance!

@Steve Milford Thank you! I agree. No one likes a tire kicker! The feeling I got from this meeting is that they're not investor friendly. They really wanted to push me into a single family residence for my first home and sit on it for 2 years and invest sweat equity over time. I want to begin building a rental portfolio before purchasing my first family home. Is that backward thinking?
