@David DuCille I will be glad to get the insight of the experience investors in NYC & get a better understanding of when to invest. I've said it once & I'll say it again this sight is AMAZING. I have learned FAR more reading articles, forums, & opinions of investors local&afar!!! If you would be so kind as to give me a name or 2 of those investors from the NYC I'd greatly appreciate it. Thanks again.
Now as far as where to invest in our city & what area's are hot right now guys @Joe Delia @Scott K. @David O. @Tom A. if Corktown is the cheapest but is still expensive & very very limited on properties what would you all recommend for a beginning wholesaler like me??? I'm extremely eager to get started & be a part of our cities growth & it's obvious it's been happening for some time now from what you all are saying. You guys are experienced investors & your opinions on my question i asked in this forum surpass any advice/opinions I expected to hear! Everyone of you seems to be right. What should I do as a wholesaler, where do I began to look if I were a birddog for either of you looking for the next best area to invest in in the city???

@Aaron Yates I can say this, I want everyone's insight on our city, mainly the ppl who are actually here. I'm just trying to make since of this all, "dealing with the ppl of the city & why many lack the initiative to make a change". I should be asking for facts that's something you are right about but when it comes to OUR city ppl like you who are actually locals know more about Detroit than any of these other guys because they read articles they aren't actually here!!! I've been weighting these forums to reach out to local Michiganders like yourself for advice/insight to help me better understand & keep my ambitions high! I appreciate the fact that you've commented because it allows me to know that I'm not alone when it comes to caring for where I live & I'd be more than grateful to learn more from you. I know the ends-outs of this city but am a rookie to investing in it.

@Aaron Yates finally someone who see's what I see in the city. I can admit that everyone else is right but at the same time you are too! & I'd rather agree with the fact that many people don't know because they are in fact looking/investing in the wrong neighborhoods.
@Terry Royce what if these owners believe there property is worth a lot more like a guy I spoke with over the phone yesterday?? He wants 40,000 for his home he purchased a year ago & put a few thousand into but doesn't know how to market it & the property value in his area is a bit lower than that but also has more astounding properties than his?
@Mike Nelson Alright I'll be sure to remember those elements. Like I said before I've learned a lot more from you guys than any "guru" or seminar I've attended. Where were you all at when I first decided to start out years ago! @Zaid R. I don't want this to come off as arrogance either though. I do understand however when it comes to making a seller feel comfortable with you it's a very important variable as a wholesaler.

@Account Closed That's what seems to be going on now. Investors are starting from downtown & working their way north down Woodward & East down Grand River. But what about the areas in between? Do you guys believe these will be converted into farmland also, I'm not sure that would be good in certain neighborhoods of Detroit. Some places must be revitalized & @Rob K. schools are a must in order for this great city to thrive again.

BP has many very intelligent members with great ideas! I've learned a lot more from you guys on here just by a few conversations than I have reading all many of the books I have. Some of you should consider being mentors honestly. I just want to thank all of you for your input & I have to say I'm grateful for it.

@Scott McMahan you said it as best as it could possibly be said. This post needs to be saved & resubmitted in an article or newspaper or something. Great perspective, maybe out government needs to read these statements on this forum & take a lot of what you guys are saying into consideration for a change in our city!!!
