Faye, I think REO's can be easier. The seller generally has more room to negotiate and will often make an even better deal if you are buying more than one property.

I  agree with Brian that auctions can be frustrating. 

We are a marketing company that has both pre-auction properties (and I can tell you the Indicative Bid) or REO's. You can contact me with the markets that you are interested in.

I am NOT an attorney (but I do have a great one to refer, if you'd like), but I would consider an S-Corp before a C-Corp. Or .. think about putting the property in to a Trust.

I'm also in Cook County, and as far as I know, there's no easy way to search Probate. What, exactly, are you looking to do?

Good points you make. Plus, if delivered to the customer, there will be a "break even" point, where they have now paid the  purchase price. Maybe you can charge them less interest than if they financed through the big box company.

Hi Russell,

I own a title company in Chicago. Re double closings .. It's not so much that they are illegal, but it has to do with how each portion is funded. For example, the original purchase "A" must be closed and funded before you can move on. Purchase "C" (to the end buyer) cannot fund "A". ("B", of course, is the middleman in the deal). So, yes, the rates are a bit higher, because you are actually performing two different closings I think that transactional funding is a good idea. . Hope this helps!

I urge you to get her out of your property asap. We had a professional tenant (love that term, Greg!) who was waay more savvy than we were. What a Nightmare! And any efforts to be nice and accommodating were interpreted as being "weak". It was a hard lesson, but we learned it well..
