@Ivan Shao I'd recommend you hire a CPA who can give you the sure answer on this question. I'm not an expert but from what I know I think you may need to qualify as a real estate professional to take the deduction. But again this is why we hire experts and then focus on what we are good at as real Estate investors. I hope this helps

@Denis Davydenko what you're looking to do is be a limited partner in a syndication also known as a passive investor. You want to invest with a group that has experienced operators and with people you feel the most comfortable with. While investing with a group like this yes you're in a passive role but you'll also be able to learn a lot about the business and the operations because good syndicators are very transparent/practice good communication with their investors. @Johnny Chen I’m not too familiar in the realm of these online platforms but being that you want to be completely hands off in a deal because you value your location independence that’s very achievable. What I recommend you do is find expert operators that have experience in operating deals and achieving a nice cash on cash return for their investors that’s what it sounds like you are looking for, so more of a passive approach on your side. But also while earning your quarterly distributions while invested in a deal you’ll also be able to learn and see how they are running the deal and deciding if the niche you’re invested in is something you’d want to be more active with down the road. @Marco Acampora I think you should sell them and place your money elsewhere for sure. There are a lot of different options you can explore with the proceeds from your sale whether it be flipping, SFRs that don't have HOA fees and other miscellaneous expenses, and etc. I hope this helps.

@Scott Raley I haven't passively invested in a lead sponsors deal as I'm a syndicate looking to raise money and put deals together for my investors. But another member on here @David Thompson on his website has a great article on what to look for in syndicators before investing with them on his website at thompsoninvesting.com or here's the link to the article as well, https://docs.wixstatic.com/ugd/fa41db_121a65362da14de4a672920ccea7c374.pdf . One thing I'd say though is when looking for a syndicate group that has their investors best interest, look for groups that practice alignment of interests, whether it be that the people in the general partnership have their own money in the deal, or the property management firm is rolling some of there own money into the deal, or the group offers a preferred return to the investors which means the general partners don’t get paid until a certain yield has been paid out to the investors in the deal and etc. I hope this helps.

@Ajaya A. from the aspect of can it be managed while living out of the country, I believe it can be if you have all the right systems and team members in place.  And as far as you seeking a smaller deal so you can own it outright that's not uncommon but you could always think to invest passively in a deal or a few and depending how much you have invested and the yield you are achieving in those deals, you can live off that passive income and not have to worry about the apartment building while out of the country because that's what the guys in the general partnership will take care of.

@Dan Chak  – Fort Worth Richardson Garland Arlington and anything in the NE quadrant along 635 here in Dallas I’d say is a pretty good area. As far as property managers in DFW goes, Wehner Multifamily, SIMC and City Gate all have a lot of units under management here in Dallas. As far as brokers go reach out and I can recommend a few to you.
