Cozy.co was purchased by costar/apartments.com so you will need to sign up at apartments.com.

I am trying to like Tenantcloud but I find the interface to be overly cumbersome. Offering a credit or adding an extra charge seems needlessly complicated as is finding the transactions for a specific lease.   Money In / Money Out buttons in the accounting window is an unholy mess of crazy, I have no idea what is going on there. Leases seem to be organized by tenant and not property, even though there can only be 1 lease per property but you can have multiple tenants per lease/property. Tenantcloud seems to want to split the rent between roommates if you add a roommate after the lease is established. Can't use special characters in the unit description. Updating leases makes you click through multiple windows even though you are only changing 1 thing. In the units view, no current lease information is provided. Property and unit view are completely useless because all the relevant information is in either the Contacts window (where lease info is located)  or the Accounting Window. Not sure what is going on with lease renewals, does it send out a letter/email to accept new lease renewal terms. Additionally the iOS app has lots of bad reviews. 

I want to like Tenantcloud, it certainly has a lot of features that I want that cozy.co didn't. 

I have been using cozy for many years with great success. After their merger with apartments.com they no longer support commercial properties and I need to move to another platform. Based on my research so far I would like to share my opinions:

Buildium, Appfolio and Yardi. These platforms look extremely comprehensive but unnecessarily complicated for my use.

TenantCloud, this should have been a great "Just Right" solution for me, with all the features I need and not much else. But the interface was not intuitive for me.

Innago, is my current favorite. The interface is good with a decent feature set.

rentredi and turbotenant, both look good with basic feature sets. Based on my short trial of both I would place turbotenant as the better of the two.

Hemlane, I don't want a full service on-line property management service. Not even sure how good of an idea this is anyway. I would trust a local property manager more.

rentecdirect, had to give credit card info to trial software so I didn't try.

avail, $5/unit, what, no way, the big guys are cheaper.

zillow rental manager, very basic PMS but will list your residential units on zillow, the best apartment marketing platform

cozy/apartments.com, great system with a basic feature set, although it looks like that apartments.com has added more features. I would use them if they had an option for commercial properties.

any others you think I should trial?

I am in the process of looking for a new PMS for my commercial portfolio. I am currently on cozy but they are moving to apartments.com and they don't support commercial properties. Apartments.com looks like an improved version of cozy and I might move my residential properties to it. I am leaning towards innago for my commercial properties.

I am in a similar situation with cozy, just with my commercial properties. I have been focused on TenantCloud and Innago. 

I use cozy.co to manage my portfolio of ~60 residential and commercial properties. With a few minor complaints I have enjoyed using cozy.co. It appears that the transition from cozy.co to apartments.com is upon us and I am considering using this opportunity to explore other property management platforms. Primarily I am concerned that my commercial properties will be abandoned as apartments.com is exclusively for residential properties. I have looked at a bunch of platforms and so far I am liking innago.com or tenantcloud.com, both look decent but I much prefer the cozy.co interface. The main features I a missing with cozy.co is: (1) lease renewal system, (2) Automatic rent increases for multi-year leases, (3) Additional monthly rent items (i.e pet fee and parking)

What are other cozy.co users planning on doing? Does anyone currently use apartments.com and how does it compare to cozy.co?

On another note apartments.com listing service is garbage compared to zillow.com but zillow.com's property management platform is sorely lacking.
