There are definitely some bad eggs out there that we've all read stories about. My experience overall with younger renters has been positive, but I've also had my gut kick in on some inquiries and just decided to have them pass by.
I'm new to the STR world and even with the Pandemic, our experience has been positive and we're looking to build on our experience with additional properties every year. Now this could change, but right now we're happy with our decision. I'm just hoping and praying for good things to come out of all the Covid
19 fallout.

When I just logged into AirBnB, it gave me the following Pop-Up message before it would let me get to my account:

Why did Airbnb create this commitment?
This commitment is an important step towards creating a global community where everyone can truly belong. Discrimination prevents hosts, guests, and their families from feeling included and welcomed, and we have no tolerance for it. Building an Airbnb where everyone can belong hinges on knowing that everyone in our community understands this mission and agrees to help us achieve it.
What if I decline the commitment?
If you decline the commitment, you won’t be able to host or book using Airbnb, and you have the option to cancel your account. Once your account is canceled, future booked trips will be canceled. You will still be able to browse Airbnb but you won’t be able to book any reservations or host any guests.
As a host, what if I have safety concerns about accepting reservations from anyone?
If you will share your living spaces with a guest, you may make a unit available only to guests of your own gender.Under this policy, you may also turn down a guest for other reasons, just not on the basis of race, religion, national origin, ethnicity, sexual orientation, or age.In general, when considering a booking request, reflect on your reasoning to ensure that bias isn’t a factor.
Can I decline guests with disabilities if I don’t think my home is suitable for them?
In many cases, Airbnb hosts are not required to make their homes compliant with the standards set out in the Americans with Disabilities Act (ADA) . However, you can’t decline a guest based on any actual or perceived disability. You should do your best to provide accurate information about your home’s accessibility features (or lack of them), allowing for guests with disabilities to decide for themselves whether the home is appropriate to their individual needs.

---Basically I have no issues with any of these, except it will mean that I can't really refuse a booking for those under the age of 25 like I've currently got stated in my booking terms.

Raised my rates and booked all but 5 days for the month of May. June is almost full. Hoping to make up for the shut down in April.

Thanks @Julie McCoy for the clarification. I too have an utter loathing and hatred for bed bugs, having been eaten up by them before and then having an allergic reaction to them. I can see why the mere mention of them in a place would make me steer clear using the oft used phrase of today "Out of an Abundance of Caution"...Thanks for sharing @Gerald Pitts and showing how to address the issue asap as well as the rest of you who shared your stories and solutions.

The only flaw I see is that you haven't already started :) Definitely would focus on true vacation destinations, especially for the next couple of years as the whole Covid-19 fallout evolves. Some of the thinking I've heard about is that smaller places may be better than bigger places for the next couple of years as people may be weary of large gatherings all in one cabin or beach house. This virus may alter the way we think of gathering for the foreseeable future. Anyway, I'm a newbie in this genre, so I'm sure the more experienced gurus will have better advice than me...Good luck and happy travels. Be well and stay safe

Even 6-8% while not ideal, is far better than the negligible return I was receiving with the CU/Bank, and I now have an asset, and I have a vacation home, and I have built a team down there I tend to trust, and I'm gaining education in this realm called STR. So yes, I still side with my realtor being a help to me. Again, getting smarter all the time.

Financing was 10% down at 3.75% 2nd Home loan plus a 15K furniture allowance from the sellers
