@Alex Todd I'm a big ROE fan! Many people overlook it when evaluating their properties.

I've created a few videos on BP YouTube around Return on Equity. Search for "Achieve Financial Freedom 4x Faster with the β€œROE Rule” of Real Estate"

My gut: If you're ROE is low and you can sell it cap gains free, then sell it and smile to the bank. Not having the 1031 pressure is great.

Ever wondered what to do with your properties once you’re close to retiring or in retirement?

I like to group people into 2 modes when looking at someone’s portfolio. Are they in growth mode or income mode?

People often lose sight of their goals when scaling their real estate portfolio meaning their goals aren’t aligned with their actions.

This also means you need to be focused on different metrics if you’re in say growth mode vs income mode.

In growth mode? Focusing on ROE is ideal.

In income mode? Generally want to be focused on cashflow.

So the first thing I do when looking at someone’s portfolio is identifying what someone’s goals are.

Today’s example comes from someone who’s retired, is in growth mode and looking to maximize their retirement income. Using Property Llama, I broke down his portfolio into 3 different scenarios and reveal what my recommendation would be at the end of the video!

Post: retiring and wish to use 1031 exchanges to invest in syndications

@Brynn Walden congrats on your portfolio.

As others have pointed out, doing a 1031 exchange into passive investments since syndications are securities, not real property. I have a hard time with the fee structure and low performance of DST's, but they are an option to explore into.

Most sponsors require a $1mm or more to 1031 into a deal. I've worked with a few who will do $500k minimums It's a lot more headache and admin cost.

Sometimes it makes sense to pay capital gains and just invest passively as an LP.

Attached is a spreadsheet I created a for a fourplex that I want to sell. I have a really low basis, so a 1031 is ideal. But the DST fees are a no-go for more. My plan is to 1031 into a passive deal. The spreadsheet shows a deal I looked at for ground up development.
