What if the tenant refuses to provide a forwarding address and says to simply mail to the current address and rely on the USPS forwarding their mail? Is that acceptable?

My tenants are moving out at the end of the 1yr lease, but this has been a verbal agreement. Do I still need to send a notice 30 days prior? If so, can it be via email? Or does it have to be snail mail? proof of delivery etc necessary as well?

My lease is weak I suppose, does anyone have a lease I can purchase?

I always reply the email within a few hours (2-3 hrs), and state that I am working on the issue. I work a regular FT job.

I can easily retaliate with similar fashion and yell, scream vulgar playground talk, but that wont get either party no where. I choose not to.

Their negligence did not cause the break in the line, but the negligence was that they chose to email me instead of calling or even texting me. Not everyone has a smartphone to check emails 24/7.

Im a noobie as a landlord, only <1 yr experience.

What is the correct way to deal with a tenant that gets extremely offensive in both emails and in person? Basically 2 out of the 3 people in the apartment act this way, 1 is much much worse.

He has not physically threatened (as he understands the consequences) but speaks with a demeaning, condescending and hateful manner every time, on email and in person.

Apparently if there is an issue, like a broken toilet chain or broken blind, instead of fixing it the same day the tenants report it, I get to it within 2 days, maybe 3. There are 2 full bathrooms in the apartment. None of these issues have been an emergency. They think I should fix it right away as if I sit on the porch waiting for something to occur.

In fact there was an emergency issue, where an ice maker line busted at 10pm, and they decided to email me instead of calling me. They called me at 8am the following day, by then there was a lot of damage to the drywall in the unit below. But I never said anything to them about their carelessness and negligence.

They have a lease until 8/31 and I have their last month's rent and security deposit. But he threatens to leave the place before then and wants his last month's rent and full security deposit back.

Also, what are the guidelines for entering the apartment for an inspection as a landlord/property manager living next door? I live in Massachusetts.

His manner when addressing me disturbs me the most. But they all pay the rent on time.

My tenant for the past few months will be leaving in 2 months and I already have his last month's rent but he is also trying to use the security deposit (which is equal to a months rent) as the 2nd the last month's rent.
I think he is trying to do this to avoid any cleaning/damage charges I may deduct. I dont think he will go to the extent of damaging walls intentionally but I would feel better if I had a security deposit in case he did.
What can I do to enforce payment and not apply the security deposit towards the rent? He is supposed to vacate by Aug 31st.

No i dont live there. i have emailed the tenants before about calling me in an emergency, but they still decided to email me. the water shutoffs are easy to locate, which i was able to tell them the location of when they called. if they had called when the leak was discovered, the damage would have been avoided.

i had 2 tenant (house mates) call me early morning one day complaining why i hadn't fixed the leak in the kitchen yet. this caught me by surprise as i did not know about it.
after a few minutes of the conversation, i realized they had decided to email me about the leak the night before instead of calling my cell or even texting, so the water had been leaking for almost 9 hours now. this gross negligence caused water damage downstairs.

can i hold them responsible and deduct it out of their security deposit? im in MA.

anyone do rental lease writeups? im new to the RE rental market and just purchased my first rental property. i am using mysmartmove.com to screen renters and its working out great.
