If you paid by credit card, dispute the charge. That will be easy in that you say here's the pics I bought from, here's the actual pics. Quick and easy.

Carlos has it right, misrepresentation should be grounds to cancel. But, you need a copy of the agreement you acknowledged when bidding on this. This includes the part nobody reads where it says "I agree to the terms" by checking here.

Find out if there is equity. Are they wanted to do a loan mod or short sale? You will need specifics to determine which way to go on that one.

Have them all bid on the same scope of work. Written is better.

That way it doesn't matter how much they talk.

Jon is a 100% right on this.

Get some advise as to what you have signed up for. I doubt that there is no way out.

You have no idea what the underlying encumbrances are over and above the taxes.

Better to spend $400.00 on an attorney to find an out, than let this be your first and last deal that you never get out of.

Did you pay by credit card, that may be an out in itself.

PM me and I'll send my contract and assignment. They are specific to Texas, but an attorney could modify them for your state.

Terry, if you look up the statutes; you will find that there is a period to provide a statement outlining assets and/or give notice to creditors. What ever this time frame is is your best target time frame. By no means is it perfect, because these cases can drag out for a long time.

So pre-foreclosures with no equity are good deals? Bank only wants to shortsale. I know that some people do it, but 90 seasoning, transactional funding? Jackeline, how do make money on these deals as a wholesaler?

Rob,

Can you explain how you do what you do with seller financing?

Are you doing sb2's then taking part or all of a down payment?

I am very interested to learn how you do this.

See your closed probate files for an order that moves the asset to the heirs.

Your building department probably has public records that are accessible for code violations.

Search BP for info on credit drops because I have only heard about. Don't really know that much about it.
