Tar paper would be an acceptable moisture "membrane" as long as it is installed in a shingled fashion. It is not accepted where energy efficient housewrap is required (would involve air testing the home, and is catching on in many areas)

Hey Mario, (and anyone else lol) I am a carpenter of 15+ years here in the Midwest; and a common misconception of most is that your ext siding (be it wood,vinyl,cement,stucco, etc) is a waterproof barrier....THIS IS NOT THE CASE!! Housewrap is one of the most important steps of the job. Not just that it goes on, but that it is installed correctly. Always check with local municipalities on energy codes as well. In some areas they require all horizontal seams be taped an addition to all vertical seams. Flashing around windows and other openings must be done correctly in coordination with the housewrap as well. There are no shortcuts or workarounds here, as you're contractor should have known. Unfortunately things like this go under the radar all the time and lead to major water issues, as well as rot, and the other four letter word. Take your lumps, do it right, and don't make the same mistake again. As a contractor it is my advice to ALWAYS have some form of housewrap installed on ALL exterior walls. Good Luck!

New to the BP community, looking to meet some interesting motivated people around the Saint Louis and Saint Charles County area. I am a carpenter with a solid 15 years experience in the field wether it be framing, trim (int/ext), siding (vinyl/ james hardie). Still have a great job for a great company (recently promoted even) but I have come to the realization that I'm working my hiney off to make someone else financially free instead of "minding MY business". I do a lot of work on the side and feel my skills could be of use in the right situation. I am looking for someone that would walk me through a deal or two (maybe more, who knows!) And introduce myself to the marketing, finding deals, auction and pre foreclosures.

I guess in closing my goals for 2018 are to flip 3 houses and do at least one BRRRR. I look forward to being an active member here on BP and meeting some awesome people, growing my education, and building the foundation of a successful, self-sustaining, difference making real estate career. Old town St.Charles is a pretty hot spot, it's about 30 min west of St.Louis city. There is a growing college campus at Lindenwood Univ. and it's surrounded with perfect rental prospects. St Charles County is still one of the fastest growing solid R.E. markets in the country. Good luck hope this is helpful
