Good insight. Has anyone used Thumbtack as an alternative? I started using them last week and I get a lot of "leads" sent to me. I have been reviewing them to see what area/project fits my needs and only send estimates based on those parameters. I have a couple of solid leads out of the 20 or so estimates I have sent. One did not work out, the other I am going to provide an estimate to today. 

@Aaron McGinnis, I think you are correct as far as building your own brand through your own internet marketing, it seems like the smart way to go for long term growth and stability.

Zillow Zestimares, et al are horribly inaccurate. The most accurate is going to be what a buyer will be looking at provided by their agent. That being said, you can get an accurate idea by looking at solids in same neighborhood and adjacent with similar BR/BA's. Just don trust the online websites estimates. Best of luck!

Hi @Denise Munoz, @Matthew Paul is more than likely correct, most people do not differentiate between the two. Even mold that is black is not likely to be the dreaded "Black Mold". 

I would not presume to advise you on what you should do, but if it were me, I would address the source of moisture, remove all affected soft surfaces and treat all other areas with a 50/50 bleach/water, let dry and apply at least one more time. You can purchase mold test kits relatively cheap to see if you have gotten it all.

I don't understand the question. Of course the market will change in 6 months, but what does that have to do with this property? If you had it under contract for $200k in May 2018, then that is where the support has been proven to be.

@Denise Munoz, mold is nothing to be scared of, as a matter of fact, I love it because it scares so many people so much. Mold remediation is simple - address the source of water, remove stained and/or wet soft surfaces and treat with bleach. The bleach will kill any mold and as long as the source of moisture has been removed, voila. Remediation specialists will charge and arm and a leg, but they really do not do much more.

All of what Vaugh said with the addition of: How quickly do you send inspectors for a draw request and how soon after completed inspection will I receive the funds wired to my account. I have worked with several and most will give similar rates/points. What separates the good from the not so good is communication after closing and speed of draws.

Patrick, look for houses SOLD in the neighborhood within the last 6 months with the same BR/BA's and same level of finishes. if there are none, go outside of neighborhood within a half mile in same school district. Those are your comps. You're overcomplicating things. if you want a quick sale, list 3% lower than comps.

I would change them out. 6 windows are not that expensive in the overall scheme, especially if all the comps are newer builds with double pane, insulated windows. No one is going to want to spend $375k on a house that they are going to have to replace the windows on because they are no insulating the house.

@David Robertson, I would hire a GOOD inspector, someone who has been doing it for 5-10 years +, for the 1st few. Walk the property with them and learn what to look for. After the 1st few you should have a good handle on what to look for, what it will take to remediate and the costs.
