Hey Alexander!

I'm going to look into this and thank you for bringing it to my attention.  I think it may have to do with a lot of mom and pop type shops that have mastered their sales pitch but maybe not their processes.  I know we have mostly out of state and country investors here and that's part of the issue because all they can do is call around and cross their fingers.  I'm new to BP but this is why I've joined the conversation.

I would also add the need to consider the additional costs of down payments for those separate properties that might affect your overall approval.

Quote from @Jillian S Young:

Good day all, straight to the chase . I am new to the investing market and looking towards buying and holding . I would like to purchase 2-3 homes over the course of the next 6 months. I’ve been preapproved for 900,000 however I don’t understand if I’m able to purchase more than one home with this preapprved amount. How are other investors purchasing multiple properties through the year?  Do I apply for financing with each  deal? Or in. This case where I’m approved for the above amount can it be used to make multiple home purchases  like a blanket mortgage?

 Hey Jillian!

First of all Welcome!  I'm also Newbie to BP but I think I can provide some guidance here although I'm not a licensed LO, my fiance is licensed in 49 States.  She explained to me due to taxes and insurance for the different properties this pre-approval will not cover multiples. If you are working with a good Team however this should be no problem to switch this up and get pre-approved for multiple properties instead of just 1.  May I ask what area you are looking to invest in?  Best of luck!

Hey Luciano,

Welcome!  Preparation is key!  Next I would find a team that can help strategize for you with their proven models.  One thing we know is inventory is low so getting pre-approved and being prepared is vital.  I'm also new to BP but I would love to chat about the Cleveland Market sometime.  Best of luck!

I'd love to talk more about the Cleveland Market with anyone who may have questions. There are many neighborhoods that I can help give guidance on since I'm born and raised here, I'd love to help out any investors interested in learning how to grow their portfolio's using the BRRR method. Cleveland is an E & W city but both sides present unique opportunities.
