Quote from @Ko Kashiwagi:

Hi Sas,

Personally, I would first nail down to landlord friendly states - like AL, AZ, TX, IN, NC, CO, OH, PA, LA. There's a honestly a lot of markets to choose from within landlord friendly states that still can hit 1% especially if you are willing to do multi-family sub 300k.

In TX I've seen deals still hit 1% even with SFH especially if you use Section 8 for example in Houston.

Some cities as examples that I've seen many out-of state investors do: Birmingham, Houston, Cleveland, Milwaukee, Pittsburgh, Lafayette

How are Landlord Friendly states identified?  What criteria determine this?

Do you find benefits with an Inspection process on your rental property from your property manager?  Is this service worth the expense to you?

Love these responses! My only 'two cents' is that the answer to your decision will largely be driven by your budget. I don't think it's less desirable to have an SFH to use as a rental, just a different strategy. There is a shortage of inventory...in both the real estate market and the rental market and we see SFH's perform very well. When looking for a SFH there's several factors to contribute to a great rental rate: Location, Condition, Time of Year, Functionality, City Cert requirements needed (if applicable).

I absolutely wish that I could 'Turn back the clock' and do house hacking and jump into real estate investing that way...so many great benefits! If it's within your means to house hack...it's such a great way to jump into it!

Hi Heather,

Welcome to BP!  You will learn a ton here!  Like others have said, the RPOA Real Estate Investor Conference is coming.  Great place to network and learn.  We will have a booth set up, stop by and say hello.

Here's a QR code that allows non-members $25 off the conference.  Hope to see you there.

Hey Christian!

I love how you're thinking!!  If I could 'turn back the clock' I'd do exactly what you're thinking.  It all starts with the lender.  They will determine your purchasing ability and provide a pre-approval (which is needed when you make an offer on a property). Once you are approved, then you can shop.  I work with a Property Management/Real Estate brokerage company in Grand Rapids. My role is to assist Investors/Owners with acquiring the property and introducing the owner to property management services and assisting with that transition.  I'm happy to connect and provide more info.  Let me know!

Hi Joseph!

I share in your passion!! I come from the construction (electrical) background, I'm a licensed RE broker and now work for United Properties (property management). I'm just getting started too - I teamed up with 3 others to purchase a duplex in Lansing, and working to build the team approach. I'm also looking at every resource available to build my personal portfolio...in process of converting a Roth IRA to a Self Directed IRA. Using HELOC funds.

Congrats to you!

Hi Zac!  Did you ever "jump in" and get started?  The real estate market is still crazy but we see wholesale deals all the time.
