The standard FL contract does state it has to be left free of debris etc and in broom swept condition so here it would be a breach of contract.

I would try to collect on it for sure.


 HI Andrew! my client (buyer) is the one holding the deposit. We have pictures of all the junk left behind.

Hello ! 

My client closed on his home three weeks ago. 

The seller had a lease back for two weeks. When they moved out they left furniture and a lot junk all over the home and the backyard. 

Can my client use some of the money from the lease back deposit to pay a trash /junk removal company even though its not in writing that the seller had to leave the home in a clean condition ?

Hi Everyone! 

 Since I started my career as real estate agent I have been on the buyers side for my last 17 closings .
Like everything else I’ve seen the good the bad and the ugly sides of real estate. 
But now, I think I’m ready to sell luxury homes.
I’m not asking for the whole playbook here  but just a piece of advice on how to get a luxury listing.

I have a buyer who wants to purchase a lot that is right next to his home . 

My question is how do i go about locating the owner . Iv'e looked up on realtor,zillow and trulia and still haven't had any luck . 

Any advice would be greatly appreciated .

Hello good people of the bigger pockets community ! I know its late, but i have one more question in regards to wholesaling . 

Okay so after i have the property of the seller under contract , do i have to tell the seller that i am going to make a profit off his home ? 

P.S i have never done any wholesale deals before and i would really to start my real estate journey by wholesaling since I've read that it is an easy way to start with or without any money .  However, i am willing to invest time and money into the marketing part of the business with the right guidance and help from experienced wholesalers .

So i tried to get help from a professional real estate investor to mentor me and help me out  and at the end of our conversation he said all he needed from me  was an initial payment of $1500.00 , is that too much ?
