After i become the new owner of an apartment complex do i have to go back and change the dates on the current tenant leases or can i leave them like they are ?

If a multifamily property is on the market for sale for 2,000,000.00  "AS IS", about how much money would i need to have upfront in order to buy it ?

So Ive been working as a leasing agent for an apartment complex in Dallas, Texas for over 8 months now  and over these past few weeks ive been thinking about becoming an investor my self , but i dont want to quit my job for the simple fact that i need money to cover for my living expenses . Any recommendations or tips on becoming a part time investor ?
