With conventional financing for a live in property, you aren't going to avoid PMI as far as I know.

If you haven't yet, find J Scott's book on estimating rehab costs. Its a great resource and I have created several tools that I use based on that book. It will give you a nice range to go from.

It also depends on the financing, several of the HML's I am looking at using REQUIRE an LLC to close in.

Can you refinance both at 300K? Even at a 70% refi you looking at netting close to $125K between both properties. Have you asked around about a cash out refi?

Thanks everyone. Right now this deal is going south. The city requires POS violation fixes be met after title transfer...not a bad thing. The problem is the list is extensive (260 items!) and the city requires 150% of repair costs be put in escrow. The thing that sucks is most of the items are doors not closing, paint peeling, windows not working...etc etc. Most of these things won't matter as I planned on gutting the house.
The city won't budge on this, and I don't feel like tying up $127000 in escrow. I may through a lowball 5K offer, but I think its safe to say this one isn't going to work.
