Hello Team, I was wondering if anyone knew of any Turnkey companies in Canada, I have tried looking but have come up with nothing any tips tricks or advice would be greatly appreciated

@Tim Polk, Good morning, these two markets are either where I have friends and family living, or through research found to be at a price point where I am able to not be priced out of the market. The USA is large so if you have other options in geographic areas that I should take a look at I would be more than willing to do the research. I look forward to hearing from you.

@Remington Lyman, That is exactly what I am trying I finished David Greene's book just a few days ago. Such a helpful book for someone in my position (being a Canadian). Thank you for the help.

@Drew Brown, In Ohio I have some people in Cleavland and Columbus. In Michigan I do not know much except Metro Detroit area. Michigan will be the bigger learning curve for me but it is closer to where I live so I am aiming to do more investing in the Michigan area.

Hello Brian, I will try to answer from my personal experience. 
1. There are a number of "right" ways to find and finance a deal it really depends on your situation. What I did for mine was open a HELOC from my personal property and used that money to purchase my property. I tried private money but always ended up meeting the wrong people for what I wanted.(They wanted too much % interest some asked for as high as 15-20 or they wanted a stake in my business they wanted to be partners) I assumed that they could see I was new at the game and maybe assumed I would take anything just to get started.
That being said I am now looking into more options for my next property. I have met people that more closely meet my requirements. I have spoken to a couple that are willing to give me their money with a 9% return, I am not getting 100% of the money needed I am asking for just what I need. 
Private money rates can be good for buy and hold, what I found is that it is very important to buy right. Make sure your numbers work with the rate you are going to give back. I would not recommend getting into a turn key as it will not have the value add option you would likely need.
When getting private money I feel the best type of property is a value add so you can fix it up add that value and refi out to pay off your lender quickly enough.
I hope this gives some answers for you and I wish you the best of luck, I found that for me starting out reading Brandon turners book helped, "The book on real estate investing with no and low money down" good book to give more ideas of how to creatively finance.

                   This is a very interesting situation. My first suggestion to you would be to read up on the rental laws regarding tenant and landlords in your area then check up the city bi-laws. Sorry for your situation I hope you find a solution quickly.
