Send a notice that he is in violation and if she is not gone in X days proceed to eviction.  That will get her *** motivated to get out.

With only 1 property you may not be getting much out of doing it as an LLC. I would just carry a healthy umbrella policy for a single property.

God I love renting in Texas.  The tenant essentially has only the right to health and safety and that is it (and deposit back after within 30 days).   Deposit? I can spend it on hookers if I want as long as they have it back when the leave.  Relocation fees? Nope get the hell out in 30 days! Have to get tenant's permission to enter property? Nope. Anytime by choice (or as outlined in the lease).

If you don't receive the information back they are month to month so send them a notice of non renew and evict them if they don't leave.

What I see is bad landlords who are not doing credit and background checks and then wondering why they have issues.  AND bad landlords that are getting emotionally involved in their business.

No on the baby sitting business.  

Check the second person's credit report.  Why is their score low? Is it education or medical debts?  Are they currently caught up and all payments current?  Is there debt to income ratio manageable?  In the cases where I see bad scores but more or less paying bills I do a mTm and double deposit if they can.

Most of that will be state specific. In the state of Texas I only have to immediately fix something that is a health issue.  Storm doors are NOT a health and safety issue if not present. I would do the same as you. Fix the immediate issue (not being able to get in) and then I would remove the storm door entirely and not put one back on. The are unnecessary for us anyway but in Jersey you may need them.

Yes.. by spending a ton of money on PM companies LOL.  At 10% off the top every month plus a full months rent?! Yeah that will save you money... OR you can grow a pair and tell the tenant tough tittie.

I don't allow anything over 35 pounds and allow up to 2 pets with an additional $500 pet deposit per pet.

Why don't you put a lock box on yourself?  That is what I do with mine. Screw one onto the pole and put a key in it. If it is a vacant property give the contractor a code to go in and look around.
