The best training you will get on raising money and not infringing on SEC rules is going to be "It's a Whole New Business" by Gene Trowbridge.

Operationally, I suggest going to IREM.org and learning all you can about multifamily management and operations.  Even if you plan to have a third party management, it helps to know what they should be doing and gives you insight into areas you can improve and make more money while doing your due diligence.

I also suggest CCIM.com to learn more about investments and valuation.

The valuation and raising money from investors. I've been in business for myself for sometime but never needed investors. In thinking given the size of apartment deals, investors would be a prerequisite. Thoughts?

I'm in Nashville trying to analyze the market for multifamily and small apartment properties. I found a company called REIS that offers market data. I listened to a phone presentation and it sounded good. Cost....$6500. Does anyone know anything about this company? Thx

I am finding that single family homes and multi unit homes between 2 and 4 units are easier to find. However, I have no idea where to start looking for small apartment complexes from 10 units to 50 units

Any ideas??
