Alex Juarez As a Property Manager here in Houston I have many properties in that price range. If you do the Property and thorough screening there are many great renters out there. Where in Houston is Your Property?
The landlord is acting in an unacceptable manner. This time of year here in Houston, and AC breakdown can become an emergency for some quickly. When it comes to AC, we strive to fix within 12-24 hours this time of year. Sounds like the landlord isn’t living up to the lease. If the tenants are current, they may be able to breach the lease and possibly apply penalties on the landlord. Would recommend having a lawyer advise. Good luck with it. As a COL in the Army Reserves,it saddens me to see people being treated this way.
Understand your situation. How old is the property? As a Property Mgr, you know where my position is likely to stand and while a Property Manager will alleviate those daily headaches, the costs of continuing to maintain the property will continue to grow and erode profits. I would run the numbers out for a series of years and see what your numbers are (cap rate, IRR, etc) and see what makes the most sense given your property’s age. Good luck with it. Chris

At first blush, I’d relook your Property tax number. It seems low to me. You can go to Harris County Appraisal Districts website and see what that number is. Good luck with your first buy.
In dealing with situations like your deck question I tend to focus on what the liability issue is or might be. The answers to those questions might dictate the urgency of the situation. I have a similar situation with a property we manage and thanks to good and open communication, we have tenants as well as owners moving along nicely. Good luck with it.
