One some of our listings we're using Guesty for Hosts with Schlage Encode locks. Works seamlessly 99.9% of the time (only 1 hiccup that Guesty is working to fix).
On others, we use Schlage Connect with RBoy Apps RLA software and a Smartthings/Aeotec Hub. That also works really well but is less intuitive to set up.

Why go through all that headache if you're just going to discount the sales price by the commission amount and net the same in the end? Wouldn't the idea be to net more by not paying a commission? If that's your plan just hire a great agent and be hands off. On average, FSBO homes sell for less and spend more time on market so you need to feel confident in your market knowledge and negotiation skills to pull this off. I'd also be prepared to receive phone calls from buyer's agents expecting a commission (probably 2.5-3%) if they bring you a buyer. Just food for thought...

2). Would you rather hire a different inspector at this point? We learned today the realtor's office had never used this inspector previously but the realtor's office hired him based on online reviews.
3) We never received any invoice or estimate of cost for the home inspection prior to the realtor hiring the inspector and today asked our realtor for documentation of any agreement, emails, etc. which would show the realtor did clearly give the inspector inspection deadlines, etc. but so far we have nothing . . . meaning we do not know what our charges will be, etc. What would you do? Ask for discounted service from the inspector?
4) To complicate things further, this inspector also did a mold inspection for us and we are waiting for the lab results to come back but that might not be until as early as Tuesday and we learned he did find mold in the vents. (To clarify, we have NOT received any inspection results yet, not even the basic home inspection which covers HVAC, appliances, etc.)
Any other ideas/thoughts/ suggestions?

Certainly unusual behavior on the part of the inspector. Normal turnaround times in this market are 24-48 hours for a home inspection report. Who knows, maybe the inspector became ill or had a family emergency?
I think it's time to move on from this inspector. You can call into question things like laws and ethics but none of that will help you get this deal done today. Focus on what you can control.
I'd have your agent explain the situation to the listing agent and ask the sellers for an extension of your Inspection Period. Find a new (vetted) inspector, understand their fees and turnaround times, and get them scheduled asap. The Seller would probably rather keep you under contract and extend your Inspection Period than kick you to the curb and have to find another buyer. You need to present yourselves as wanting to continue with the deal and this mishap with the inspector as being outside of your control.

Great point. OP should also be aware that most condotels are non-warrantable making seller financing and cash your most likely purchase options.
