Most of the investors I work with in Delaware county & chester county use multiple sources. 1) Helco 2) 401k 3) Saving 4) Partnership deal. Have you spoken with a local mortgage company yet? There is a duplex in WC right now that might interest you!!!

I would contact her caseworker to verify the tenant has an approved Delaware county voucher. Also, you can still obtain a background and credit check if your owner requests. If she had sec8 at her current residence her entire payment might have been coved, and there would be no delinquency. I agree with Eric, if the tenant gave false info that would be a red flag.

any clue were you could find long term market cycle info. Local MLS only goes to 2007... let say specifically for philadlephia ;)

Hey, Im a Realtor with REMAX in Chestco/Delco & live in Glen Mills. I have a couple people in my office that manage multi families, How many units? If you're looking for a larger management company I can ask around the office and let you know some recommendations,  I would like to know the answer myself.
