@Caleb Heimsoth everything originally was automatic withdrawal when he didn’t have enough funds and said someone hacked his account he opened new account. Since he at the time had less then a month and half we said we will pick up a check when you get a new account setup instead of doing online payment for that short period. Obviously still no money.

@Marc Winter you are 100% right. We got soft. They have been with us for 3 years no issues. But you are right this is a business. Emotions shouldn’t be involved.

@Thomas S. I figured we would have to go to small claims for the money. Like you said, being a novice in this situation, we should have started everything right away. Honestly being that he said he was leaving anyways I figured why pay for a eviction. I was wrong. Documentation, documentation, Documentation. We have never had this issue with any other tenant so we are in new territory.

So here is our issue? This past January a couples lease was up, so we sent them a renewal. The wife texts back my wife and states they are getting a divorce and she’s leaving but husband is staying.
Husband send back well this house is too big so can you give me until end of April. We said sure sent over lease.
March rent check didn't go through. He said someone hacked his account. And he will make good but waiting for his check from the VA.
He is a disabled veteran. Great guy BUT. So April comes and he gives us a check out of new account for his back rent, water, lates fees and this months rent. This bounces too. He said May first he will have a cashiers check and make good
May 1st is days away and he texts wife couple days ago and says he wants to stay. My wife try’s calling him no answer says he’s busy. Finally today she talks to him.
May 1st he is suppose to make good and be out. We already have another tenant ready to move in.
How badly are we SCREWED?

@Vivek Shah my accountant is wanting me to move all my properties into my LLC. I need to also figure it out.

@Alyssa Dyer Correct that is what we are aiming for. My accountant wants us to switch them all to our LLC. I need to do some calling to see if any of the banks we are using will do such a thing.

@Alyssa Dyer We are doing well, and yourself? We have now 10 doors and looking at an auction coming up shortly. Wish we had more money to do more units but in time.

@Anthony Gayden awesome job. I am in the same place. Actually probably have more debt.
I screwed up a couple here ago and took some money out of my 401k. So we have to pay the IRA back 37k. We had to put it on a zero percent card. We are still paying to this day.
Things could have been different if I had my LLC set up before hand but unfortunately the assistant to my accountant quit and left a lot of things in limbo.
We have been rehabbing our rentals but now we are completely rented and starting to pay down more and more.
One day we will get there like you. Good job.

We have been using cozy for about 3 years. They do not take any fees out on either side. I have my wife as a tenant for like 25.00 a month and no fees have ever been taken out on a place which we use as a storage place. I also have this set up purposely so if the tenant has any issues I can see, as an example, what they see.
Granted you do not get your money for 5 days but we like them overall.
They send a reminder email stating you have rent due, as a tenant. We, landlords, also get a summary on what is getting deposited on say the second of every month and when they will be depositing in our account about the 5-6 day.

@Randall Wooten I appreciate it. Not sure what I need yet. We are just looking. My wife is down there now so once she decides maybe I’ll have you go through it. I’ll keep you posted.
