So what quick mortgage spreadsheet do people use to write one from their company to themselves?
I have heard that your company can write a mortgage to you, then you have the cash to buy a property. The turn around time is quicker and you do not have to wait 6 months to Refi, once your done with rehab set up a refi.

Does anyone know where I can get a simple mortgage worksheet or share one they use when they have their LLC hold the mortgage and loan you the money to buy a property.
Appreciate any insight.

Matt Shields Jay Helms we called and said we were interested, they just said ok and will be listed soon. Sign is in yard but nothing else has been said or listed.
I just want to make sure it has to go public and they don’t do some under table deal.
I have dealt with this guy before on a property he charged me 300 dollars to change locks. He said well Fannie has their own locks they use. Of course we were in no position to argue being without a house. When I went there locks were same.

So we are waiting on a duplex to come up for sale possible through hud. The sign is in yard but it hasn’t been released they realtor must open it up to public correct?
They cannot just sell it to their investor friends and not list it?

I found a private lender, and looking for, contract, or ideas where to go, for what others use to show the bank that we have a recorded mortgage already? This way hopefully we can refi faster and move to another.
Is there anything on BP that I am not seeing?

@Fabio A Becker yes everytime we buy a new property, we accquired a duplex 2 years ago and there was 2 doors per unit and common areas was garage and main entrance. we got a key ring full of keys. Why.
now i have one key for all and they only have 2

@Al Mac. Biggest to me is why is there cockroach droppings. I would get a bug guy in there.
I feel smokes are your responsibility. You can get 10 year battery life smokes with co2 combo. This is what we have been putting in.
Exhaust fan same. Your responsibility. We have been wiring the exhaust fan in with the light switch. This way it’s on every time and they do not get an option. I would be worried about mold if it continues.
Mirror cosmetic replace when next tenant moves in.

@Fabio A Becker what we do is get a master key and buy rekeyable locks. Each tenant gets their individual key and the key to common areas. The key should have a number on it, this number determines the pin layout in lock. we record the number and keep them available so its easier to make copy if need be instead of going there getting key then leaving again.

Could anyone give an opinion on what this means;
"If said occupant fail to surrender possession of the subject property within 30 days of the date of this order, then after the 30 days from entry of this order, The sheriff of County is directed to eject and remove said occupant from said property"
Does this mean persons and/or material things? Or just persons.
If personal items are there and no sign of owner, would this be considered Abandonment?
