Dan Ward thanks for taking the time. I have 2 questions. First, bought a house with 2 cranberry aluminum clad windows. What's the best way to paint them white? Second, I would like to spray the gutters also white which are faded brown. I have a gravity feed 20oz spray gun was going to use If possible. I have a 1.4 tip and a 1.8 for it. Again what type of paint? Thanks again

David Ptak we have a local bank we work with that allows 75% of your rent to go towards your income. If you buy right your mortgage should be below that margin. Yes good income is helpful. We are going through a process right now. I bought a house and my wife is buying a duplex. She has one rental SFR and I have one. She makes about 25-30k and she qualifies. However we did borrow from my 401k so they are have a bit of a issue with her using 401k money. They claim it would be a gift. Even though we have same banking accounts. So we had to do a portfolio loan on that for at minimum 4 payments. So her one house rents for 825x75%=618.75 Mortgage,taxes, insurance is about 560.00 The duplex is fully rented at 650 a piece but under market. 1300x75%= 975.00 payment on that should be about 615ish. If my numbers are right. She adds income to her w2 job

Tenant calls me today, Tells me he just lost his job. We just signed a year lease last month. They planned on moving out of state next year. Well things came sooner then later. He said his wife's last day of work is the 30th. If this is the case, I'd would like them out of the house that day. Am I unreasonable? I am allowing them to break lease but would like to get back on market while it's still nice out. Even do walk through while they are still around. If I can get someone in First of month that would be great. How would you work deposit refund ? Same just like any other one moving out. Deduct necessary fees if things are not clean and undamaged. Would you do anything else since there wasn't a 30day notice.
So we are closing on a SFR and a duplex. I am getting loan for SFR and 2 different banks. I am doing a rehab and hers is conventional and fully occupied duplex. The local bank she is using has been good and that's why we stay there, of course other then this situation. My bank is also local and the only one that does the rehab loan. I borrowed 23k from my 401k and we have 20k in a joint savings. So I am clear to close Monday. My wife's is First of Oct. they are now saying she can't do loan on her own because the money from my 401k would be considered a gift. Well technically I am using part of savings. So how can the distinguish whose using what? Otherwise I would have to be on loan or she can use a 5 year arm. Which is better? If we did the arm how long before she can refi that for a 15 or 30? Of course didn't check email until after 5pm, which they probably left and I went to work. I would think there should be a problem.

Trevon Peracca I agree with @J Scott. I would not pay someone by the hour if you do not have any idea how long it should take. First is it on a slab or wood sub floor. I would say a day for tear out. Is tub cast iron or fiberglass. KBR shower pans makes pre made shower pans any size, drain location and other options. Easy to install. Or a schluter system I am a novice but floor should be done in half a day possibly. Shower walls is longer, think it took me about 2 days but I was slow and wanted anything perfect, also depending on tile size and design. Need to install cement board for walls and backer board for floor. Or a schluter system Grouting half a day, if that. Hire a glass company for the shower door. Better off Plus if you need any new plumbing or move of electrical lights or outlets.
