Anyone ever use a quadcopter for inspection of roofs and high exteriors. Looking at a duplex and roof is about 24' to gutters. I figured I would buy a quadcopter with a good camera to do my climbing for me. What your thoughts.
Jeff Gates we have 2 SFRs as of now hoping to add 2 duplexes this year and managing them ourselves

Dean Yee our last rehab cost about 1500 hundred for bathroom. Nice thing about this bath is tub is white and cast iron so no need to rip out we did 5000 for kitchen including new appliances, cabinets and tile. That one turned out great so I figured we would remodel once a tenant moved out then raise rent. If we move forward I definitely need to climb up and see roof or pay someone too inspect it.

Aaron Vaughn that's great., yeah our market isn't that great but there are deals here and there. This area is a good area. Our other 2 SFRs are about .25 mile away. And the neighborhood really hasn't changed. We have a grocery store, gas stations , churches, banks, and cafes about .5 away from this duplex. There is an old vacant grocery store across street they hopefully are putting in a farmers market.

Dean Yee I have not got up on roof, we walked through lower unit and it is dated but both are rented. All hardwood floors, which could be refinished. If we updated kitchen and bathroom , pretty sure get 800-850. Foundation is good. Could use a dehumidifier in it but otherwise good. Upper unit can't see unless we are more serious and put offer in. All brick, window and soffit will need paint soon but outside that seems pretty solid. I am going to touch base with a local investor who I have talked to recently that has a duplex around corner on side street and double check his rent prices. Oh and theses are 2 bed 1 bath.

Ok here is a deal my wife and I are looking at. My wife is really wanting it due to location. Listed at 99900 duplex. Rent for area low, it's at 650 per unit. So 1300 a month. Should be 750-850 Offer 80k settle maybe on 85k Mortgage, taxes, insurance, 680.00 per month. Water, garbage, sewer is approx 80.00 I put vacancy at 5% 65.00 Maintenance 10% 130.00 Cap ex 10% 130. Which gives me expense of 1085.00 which leaves me a ROI of 215 at the current rental rate. Correct me if I am wrong or missed something. Obliviously when we raise would give us additional income. Any opinions or corrections would be appreciated

@Justin Sheley Hello fellow Newbie, I realize that some like using partners for resources. 50% of something is better then 100% of nothing, however I would thing too much headache possible, so we stick with ourselves. This might be total off base but thought I'd share. We went to a new accountant and she is creating a partnership between myself and my wife for Tax purposes. She informed us that we could not receive all the credits we should from all the remodeling we have done on our second SFR last year. We make to much on our W2 Jobs to receive them. plus other things but may want to ask about this also. She was confused why my last accountant didn't put us in years ago.
