@Larisa Van Valkenburg I would replace the sill with vinyl like some others have said. From the look of that corner, I would say it is draining toward that corner. first thing I would do is grind that stump out of there. Add some dirt, worst case put some drain tile in sending the pooling water away from that corner.

@Tom Wood we usually do tile, durable and easy to clean. size wise depending on room size. our second rental did 20x20 in kitchen and 12x12 in bathroom. I went to a area investor meeting at one of their rehabs he was talking about the luxury vinyl tile. He puts in everything. Only thing he mentioned was take a key on the display and try and scratch it. if it does move to another until you find the type that doesn't. Our next may put that in

@Tariq B., i have a friend that has everything electric. Water heater, furnace, stove, and theirs is no more then 400-500. I would go to the utility company and see what is going on

Well we are bidding on our 3rd SFR tomorrow, I am using a rehab loan that a local bank with give me. The issue is they want me to be very detailed oriented on every little thing, which is fine and understandable. The question that I have is, what app or programs are out there which will be easy to setup for them,possible even scan bar codes into.

Jonathan G. We put in our lease not to have dish on roof. We just installed new roof last year. If it was me I would say it would be my issue due to the reroof but maybe be able to spilt it with them and try get it on its own post. Good luck.

@Benjamin Timmins So both upper unit and bottom unit have there own panel box? The way i am interrupting this is that both units laundry facilities are being powered by lower panel. You have several factors. Does one breaker shut off both laundry units or are they separate breakers in same panel? if separate breakers should be pretty straight forward. take panel cover off, disconnect wire from breaker for upper laundry, and bring into other panel box. If the wire is not long enough, create a junction box on the wall in a accessible location then run to upper panel box. Price depending on Area, This way should be done in an hour or so. Give them 2 to be safe 60-200 maybe. Again you have a lot of variables.

If they are run on the same circuit then that may cost more. May have to run separate electrical line to one of the units. if was was me and had to do it this way. i would keep the upper on existing circuit except moving into upper panel. The lower unit would have better accessibility from basement and faster to do. If you have to use conduit verses romex, this would be more labor intensive but again if accessible shouldn't be to bad. Let say 4-5 hours on the high side at 200-500.

@Matthew Johnson first, Welcome To BP.  We have only advertised on Craigslist but never give address just generalized location. Give pictures of house except exterior. We just don't want people to swing by and break in.This is just our opinion. Listened to a podcast about using a company called postlet which offers opportunity to advertise on all sites together. zillow, truila, craigslist, etc.

Dawn Anastasi I was reading the thread that was posted a couple months ago about Cozy and , I think it was you, having issues with getting payments late like the 12th. Did that ever clear up? I thought the CEO said something about a lag of 3-5 business days. Is this still the case? Does any of these sites show payment made on say the first of the month but you just would not receive payment until cleared. Was thinking of trying Cozy myself. Thank you for any information.
