Has anyone uses or used the software Acturent. Found on a google search shows base monthly of $5 plus .30 per unit.

Myles Ngumezi well Lowes had a book on what a contractor should charge customer. It's just an average but gives you an idea what a contractor may charge you. Unfortunate the best way is to just do one. We have done several personal remodels so we kind of have an idea. After we got our second one and rehabbed it we have a guideline on what approx each room will cost. Good luck
Sean Forest we are in kind of the same situation. I have a second mortgage on our primary residence for the remodeling expense for this house. We money left over from a cash out on one of our rentals. Almost same amount has our debt. I figured we would buy 2 properties and get cash flow from them. I can earn 400+ on a duplex ,we are looking at, and if the other is still available get a rehab loan. Using the banks money I could get additional 200+ for the other SFR after remodel. I hate debt but I my mind this way for me make sense Good luck

@William Clement there's Herbig Blacktop, Rockford Blacktop and Rock Road. They may be on the high price but do have residential division.

@Roy N. yeah have a 32' extension ladder may still do it with ladder but found a Drone with a live feed option for 100 bucks I figured why not I'll try it if not go back old school way.

So I found this strange deal. Haven't walked through yet just received info from realtor. So this multi unit is a 6 unit one 1 bed rents for 500, 1 bed rents for 550, 2 bed rents for 575, 2 bed rents for 610, 3 bed rents for 620. Missing one unit price. Not sure yet why the sporadic rent. Need to find out more. Then they have 250 a month allocated for one tenant to do some property maintenance snow, lawn and light repairs. Gross rent income 34260 without that sixth unit. He's claim on expenses is 2795 insurance, 5143 utilities (unsure of this), 2598 maintenance on top of the 3000 allocated for tenant subsidy approx 10800 for mortgage, 7990 taxes totally 32326.00 in expenses. Leaving me 1934 after expenses. However still missing a unit. If the unit is a 2 bed 600+ then leaves me approx 9134.00 if I did math correctly on the fly on break at work. A lot of things need to be answered and addressed but might be something. Weird how there are so many ranges of rent.
