@James Feiden way to go. I was think about doing same on one of my 401s. I'd rather have it in real estate then stock market. Not making anything there anyways

Samantha Klein we just gave our tenants a voided business check. They went to their bank and set up a auto withdrawal. Their names show up on there rent deposits. I would like to try something like cozy or something else but have not pulled the plug. My biggest issue is the delay in getting our money.

Matthew Thompson I would love to do the same. Unfortunately. I figured I would need approx. 30 houses at 200 a door cash flow. We Have 2 hopefully get 2 more this year. My duplex I bid on didn't like my offer. So that maybe out. My goal is 12 years be done with my w2 job. That puts me at 55

Matthew Thompson I am a new investor and love it. I used the BRRR strategy last year. I have made mistakes but learning and now figured some mistakes out. We bought our second place with our own money and used Credit card 0% for remodel. We did get an appraisal, they will give you 80% the appraised value My mistake: I didn't know about rehab loans until I found bigger pockets. So I could have used all of the banks money and none of my, minus down payment. You can get up to 10 loans in your name. So as long as you buy right. Your mortgage should be covered in that 75%. If you want to buy more put 10 in your name and 10 in your wife's name. This works too, as long as one can qualify without the other. We have 2 SFRs, now and in process of waiting for a seller to accept or counter our offer on a duplex. In reality I will have 5 loans under us. 2 for our existing rentals hopefully 1 for new rental and our primary residence and a equity line for that remodel. I work 40-60 hours a week and my wife does the same have not been denied yet. Hopefully this helps. Good luck.
Ryan Cole I also may be in the same situation. I was thinking about trying google voice to see how it works. I too have reservation on telling them we are the owners. I like to be known just like your parents did or I suppose though if we have good tenants there shouldn't be an issue. I am one who likes to tenant proof things so I don't get those nuisance calls. I think I will still try google voice for the simple fact my wife an I work odd shifts and I can answer when I am available or awake. Good luck

Here is a question if a seller is willing to finance you how does this work? This would just a contract between you and the seller with no bank involved? Therefore not on your credit and debit ratio create issues if you were wanting to buy more. You would just pay seller directly. Correct!

Going to look at my first duplex to increase our portfolio. Kind of new territory with these. Assuming same rules apply. Any advice would be great.

@Justin Sheley  I have not yet protested my properties taxes in Rockford yet. They are still pretty low, so I am not going to rock the boat. I have found out here in belvidere is once u protest your taxes they watch you like a hawk. I have lived in Rockford all my life and@Craig Wilcox is correct, they could never manage a budget. Same with out here.

@Nathan Miller We are small investors right now so I want something affordable but good. I am not sold on one over the other, just trying to get a feel for what different types of software are out there for the small investor
