Bob Crane well I also vote Gas. The house we live in was all electric my neighbor is all electric. We gutted house installed a 98% energy efficient forced air furnace multi stage. His bill in winter is about 400-600 a month. Ours is about 150-180 depending temp. We keep it at 74 in winter. Also my electric is 80-110 a month in winter. However we work different shifts so our house is lit n on at least 18hours a day.

James W. Depends on what you Plan on doing and/or your area. We are buying a house next week and it needs new kitchen. We are replacing cabinets,tiling floor, and new applainces. We are buy n hold. We are doing black applainces, nothing fancy around 1500.00 which includes stove, refrig, micro hood, dishwasher. Had quotes on granite was also 1500 think around 20 sq ft. Cabinets are contractor grade birch, which we have used before, this about 1200. Tile is another 1000 that covers about 220 sq ft. Includes a small eating area. Keep in mind we are doing everything ourselves.

Patsy Waldron Dmitriy Fomichenko what about a ROBS 401k. Read somewhere on here about it a little. Seems too good to be true. Was going to talk with my accountant and 401k Guy about all of the above. Will read you blog Dmitriy Fomichenko.

Damon Drake. Welcome to BP. I have been listening to the podcasts BP provides true lily Very informative stuff. I am also a newbie. We just have 2 SFRs but are closing on another SFR next week n MFR in October. I figured go big or go home. We are trying to buy a place at least one a year. Biggest thing I have found,is buying right. Not to jump at the first thing you see even though you are ready to pounce. We are buy and hold. I want to leave this terrible B shift I am on, (Which seems you are on also,Just different locations).

Joseph S. Not sure about the lawn maintenance. Once a month for lawn mowing. Not sure about that market but you would think once a week. Also like to follow this thread if you don't mind, looking at buying a duplex myself but need to run the numbers still.

Mark Nolan very interesting, assuming this cannot work on a active 401k. I was contemplating to do the same as Keith Fowler by pulling out my 401k that I do not contribute too anymore and take the hit. I have 2 401k's one active about 100k and the other about 140k. I borrowed some from my active one last week for down payment on a duplex but Maybe this is what I am looking for. I will do some research on this too. Assuming all the rent goes back into this ROBS 401k but you can draw from it for salary, maintenance or to purchase more? Verses the SDIRA which you must have 3rd do everything and cannot draw from unless your of age

@Jennifer McPherson Hopefully you will get this resolved ASAP. I would like to follow this if you do not mind. Our plan is to eventually move back out that way, hopefully sooner then later.

@Thomas S. interesting we were planning on doing just that. If he stays he stays if not give us time to update and ask for even more. Did you have to send it to your housing authority also?
