@Justin R. this 401k is from a older employer. I guess I didn't explain properly. I have 2 others also I have my current one about 70k  which I will call on Monday to see if I can. My third one I have about a 130-150k being managed by Morningstar through TD Ameritrade. They actually, all 3, I would have to move to self directed accounts. Of course they are at different fund companies, I suppose I could transfer a couple over.

Very informative thread. I have been watch auction.com but very Leary. I am assuming everyone here are buying these for cash. Otherwise how are you getting you bank in there.

@Arthur E. yes code state you must have a 20 amp GFCI in bathroom.  I will have to check my code book, which I do not have at work, but I do believe it needs to be at sink

Steven Torrez I have debated the same. I have one 401k, 30k now 26k, that I do not contributing any more lost 4K. I honestly may take the hit and be done with it.

@Curt Davis I looked up the second address on the county Geographic system and no such address. Oh also this is a corner lot, so they both have separate streets and of course the numbered address. So in reality maybe if I buy tax code pinned property. Tell the bank about the one address with tax code, I would pick the other up as a bonus. It seems like a strange situation. We are going to look at them Monday.

Ok so I found a SFR for sale has tenants in place. The plus side is there is another house on property and also has tenants in place. It Has one tax bill 2 addresses. Property pins show everything under main address. I contacted my banker and asked her because it has one tax code but 2 addresses how does this work. Do I get 2 separate loans or one. They are selling as a package deal. She told me I would have to get a portfolio loan. Which I guess is a 5/1 arm. Is this correct?

@Jeff Rabinowitz sorry Jeff yes my question is. Would I have to bring property up to Code. Ok I will email a couple of them. See what they have to say. I definitely will offer something that will reflect these updates.

Jacob Wohlgemuth welcome to BP. Glad you could make the move. Wife is originally from Golden and wants to eventually move back.

Mark Nolan ok that make sense. Should I transfer it to a self directed to do tax liens or cash out and use on tax liens. Thank you I really appreciate your advice.

Here's a question. We are looking at buying a SFR with a tenant in it. I have not done a walk through yet but I would assume I would have to bring things up to code if they are not. Meaning I saw some pics of the property and it seems to lack a exhaust hood over range. With that be said I can image it has no CO2 alarms, smokes or exhaust fan for bathroom.
