@JD Martin Most definitely I agree, I actually have Hvac company that was bought by a company that has all of the above, plumbing, electrical and Hvac. this is great one call is all I need. I pretty much do everything that I can myself but I am learning my time, in some cases, worth more then having a contractor do it. 

 I was just curious on how certain landlords get away with not giving their tenants heat for a long period of time. These 2 situations are the latest I have heard of, to me it is ridiculously.

@Michael Noto that is what I told them, there is no reason why they should be out of heat for a week.

I told them if it was one of our properties that had your issue, we take care of it now, not a week later. So you need to get on your landlord to get it fixed. It has been getting down in the single digits the last couple weeks.

@Dan Mackin That is what I was thinking also to consider house habitable. My wife is from Golden and eventually she would love to move back. I try to keep up with current events through news station and newspaper Via web until we have in passive income to make the jump. Aurora case is what gives up good Landlords a bad wrap.

@Dawn Anastasi Exactly, why would you want to take the risk of both fire and or pipes bursting, We had a small furnace company originally put in air at one of our properties, he did a good job put felt time was on his terms. when our tenants furnace went out we called him and he said well probably could get to it at like 4pm. Mind you it was 11am and the furnace went out late the night before. Then he said well can I make it 8pm, I said what, he then replied well I am out on a lake ice fishing then have to go bowling after this. My mouth dropped, Over the summer he told me that he made his bread and butter on service calls not installs. I told him great we will use you if you are up to it, when we need you anytime, he said most definitely. Once I heard he was out fishing, we said don't worry about it, you stay fishing and we will handle it. I called a bigger company that installed our home furnace and had it done in a jiffy. Cost more but it was handled and did not have to worry.

Yes i gave them both filters for a year, I need to stop by both and verify they are getting changed. This spring I think I will have this company do cleaning and inspections on both.

Granted our furnace issue the guy had part on his truck, but for my friends in laws not sure the true situation. Wondering if he is trying to fix himself and ordered part online.

I have been hearing and reading lately that some Landlord tenants have been without heat for several Days. What is a typical time frame a landlord should be acting on this?

Granted just know what I read on a news site about a apartment complex in Aurora Colorado being without heat for over 30 days.

I have a Friends inlaws, that I hear near me in the midwest, that been out of heat for a week. supposedly waiting on a part. Supposedly the landlord gave them some space heaters to help.

 Do we as landlords have some kind of obligation to get heat on quick as possible no matter what the cost? 

Would you also say that a possible reduction in rent be adequate to compensate for the tenants trouble, or no?

I am a newbie but we have a Furnace go out on one of our SFR and of course it was on a Sunday. I went over notice it was not igniting, check ohms and it was bad. Called a heating company and was fixed within 3 hours. I got sock of course Sunday charge plus service call but tenants need heat.

Very interesting, We are trying to find something similar to this. Both of our properties are rented by millennials. We just had them go to their bank with a void check for our account which seems to be a hassle for some reason for them. Cozy seems a one stop shop for screen, email reminders and more. My only concern would be how secure is it? Or is this even a worry?

@Account Closed our 2 rentals are in a .25 mile radius of option 1 and 2, which i like, option 3 is about .5 radius not bad. Both of our existing rentals are 100% remodeled after everything is said and done we make 20% on First and about 20%plus on the second. Our second SFR we bought free and clear but we have some remod expenses I am paying for. after remod expenses are paid for,our second rental will be 60%.

We do everything ourselves, if we go with the duplex now I will had to add mowing and plowing to the mix which I probably will hire out. Our SFR the tenants are responsible for this. Just ran some quick numbers and option one if buy at full asking we could achieve 24%. Option 2 about 48% but will reduce if I hire out mowing and plowing and my wife option about 6% because of taxes. All my percentages are after everything is paid for (taxes, water, garbage, insurance).

This is all before the dreaded income tax. This is our first year with both rentals so unsure what we will have to pay. We are new at this so any advice would be much appreciated. 

Having my realtor check on amount of baths in the duplex now.

Also you use to get 5% off in our area automatically if you have a commercial card. Now you have to ask for it but they still have to honor it. Which is crap and every receipt i mention this is the comments. That i should not have to beg for it. If you go to Lowes you get 5% automatically.

I would honestly like to buy all 3 but I do not have the cash for down payments for all. Any ideas on that also. Thanks
