My goals are: Buy 2 more investment properties. Have enough buffer in rental account to stop using my money and utilize our properties money. Try to work 40hr a week instead of 70hr at full time job and more on investments

I think you did everything right. Not sure about the charging for unlocking the door for them but if you have in your lease go by that. We had a situation where we rented to a friend had her sign it, we went through everything. Well she was late one month then 2 months. Now she is out owes me 2000 and I am the bad guy. Because we waived the late fee and said pay when you can. We now are burned. She still claims she will pay. One of our current tenants if the 1st of the month does not fall on a Friday or day or 2 after they are late. They pay all fees. A friend of mine said I am mean and I should change the rent date knowing they are going to be late. I told him no because it will start the whole issue again. Bottom line you did the right thing per your lease agreement. They signed it they know about it.

We were told by our realtor that Realtor.com is more update. We have found that they all never show all available properties

Works great on my iPhone however some reason I do not getting any more emails on threads i have replied on or one I created

I personally use cement board and red guard on all my tub and shower I am going to tile. My biggest concern would be moisture getting behind tile and creating a mold issue. I suppose if you red guard the green board that may help. I just looked up schulter systems. They have a membrane called kerdi that looks like u can put over any type of board. Question how or what do I need to do to notify my tenants in regards to any lead paint. Our 2 houses are probably in the 50s-60s. Is there pamphlets or something I should send them.

@Dan Perrott I totally agree, right now I am at a crossroad. I found a house nice area probably could rent 950-1200 however it is gutted to the studs. Positive and negative. Nice thing I can't get to all electrical and upgrade with ease. Move plumbing a bit To add a shower in 1/2 bath. So everything will be brand new. Had water leak that must have turned into mold. Negative a lot of work, oh n looks like they started chopping up edge of basement floor for drain tile. They ripped everything except ceiling out and sealed it. Probably have to put 30k into but I am thinking will be profitable. This is me doing most everything except mudding and taping drywall.

@Wade Sikkink I didn't think of it that way. Some much info I need to learn. We are doing SFR. My thought process is if we had too, we could sell them off individual versus MFU.

@Jennifer Lee Thanks for the info. We feel the same about Location. We look for SFR in areas that have all needs in a walking or biking distance. Grocery, cafe's, hardware, etc. We may pay little more but I feel in the long run it works out better for both getting Long term renters and or Selling with profit.

New to the BP family. My question is what should a typical profit be after all taxes, Any payments, maintenance and or any utilities one may pay. I was told around 7-8% not sure if there is a standard rule people go by.
