Looking for agents local and familiar with the area; Blakely, Eynon, Jessup, Throop, DC, that are also investor friendly. I'm in the Blakely are of Pennsylvania.

Hello valley,
Local resident here in Olyphant
Basically still new to real estate without any properties under my belt. I have done my fare share of books, podcasts, videos & reviews. I have even met some investors from just outside my area (Bloomsburg, Mountain top) of the valley of Lackawanna and parts of Wayne counties
I am looking to connect with locally like minded investors from this area, specifically Up as well as Down the line. From Carbondale-Wilkes Barre even some parts of NorthPocono, Madison Twnshp & Western wayne vicinities for a possible meet up as it maybe more beneficial to work with and personally collaborate together with someone who typically works with any and all aspects of the REI trade and could help guide me through the process of purchasing my first investment property through house hacking, BRRRR and or wholeshaling.

I use Zillow as my main comp runner but I do not really get much success. I stay +/- 200sqft of a house & lot size. A 20 year +/- build year. I use the same amenities to get accurate results even jump the sold house back 36 months. Would anyone happen to know a better way or route to get a ballpark of ARV or a estimated price per sqft ?

Okay Thank You again. I have just called a local REI agent in my area in hopes of verifying comps. Do realtors usually help in these aspects?

@Caleb Brown No sorry,I have not found a Gc as of yet. I just seen this property on zillow and ran comps to the best of my ability, I know this is bad practice but I guesstimated the 45k, with me doing manual labor for the paint, landscaping, demo work, fixture work. major work would have to be subbed out; electrical, flooring was thinking on LVP/LVT or pergo, for cooloing I was thinking Mini Splits

View report I am new, so I am not to to sure the numbers are correct as for the ARV. just wanted to know if i am in the ballpark in understanding of the calculator for a possible BRRRR rental. Thank you

Thank you for this. I do have a dwelling that both deeded owners are Deceased yet their elderly daughter lives but is set to movie in one half of a double block while the other is vacated. Another question if you don't mind. I noticed on another judicial question (I'll try to find it again) that you mentioned about looking onto the counties website to see if notice was given. Is that a correct statement?
