@Eliott Elias Thanks for the feedback. We Follow up 5 times to make the offer. Many times we are unable to get ahold of the person again. From there they are in a 10 message SMS follow up with the timeframe depending on their initial interest level. Only three months of statistics for these, but have yet to have a lead come back to life, per say.

Hi All,

My partner and I have been actively marketing for three months now with a ~$3000/mon spend just on marketing. I've wholesaled previously and closed 10+ deals, as well as done flips and rentals. For the quantity of leads we're hitting, we aren't getting expected results in terms of motivated sellers. What would those wiser than I recommend we try to drive lead gen?

We use SMS blasts and colds calls with 80% of leads coming from texts. We hit both generic propstream lists (absentee, vacant, etc) and public data (code violations, evictions, tax late). We've averaging ~5000+ unique contacts a week and generating ~20 "leads" per week. Yet still only getting roughly 1 contract per month. Thanks in advance for any advice.

Hi All,

I use REIsift for my list creation/data management, BatchDialer for cold call, Launch Control for SMS, and podio for CRM. Struggling to manipulate all my data to understand the flow of my KPIs (out bound contacts, responses, etc down to closed leads) with the multiple data sources. I can create a excel dashboard with inputs for each, but it is too complex to hand off, and fails to really capture lead types from REIsift effectively.

How are you consolidating multiple data sources to create enlightening KPIs for you wholesale marketing?

@Chavel Diaz Jr I've had a similar experience with SmarterContact. What platform are you considering switching to? I'm debating Launch Control or staying with SC.

@Joe Gonzalez I agree seller's are beginning to understand the market and shift expectations. Even if you have more inventory, it's useless without the buyer pool to move it. What criteria are you seeing buyers having the most appetite for? What actions are you taking to ensure you can dispo the contracts you are getting with higher rates and stagnate/decreasing prices?

How do you see the current market environment affecting wholesaling for coming 1-2 years? 

Retail rental investors are facing higher interest rates and lower cashflow. Flippers are seeing stagnant home prices even with continued low inventory. Institutional buyers seem to have tightened criteria. 

Do you see it still as a viable strategy just with lower volume and profits?

@Dylan Stang I message him daily, and check progress multiple times a week. It typically goes he'll give a date a certain component will be finished, and it almost always is not.

Hi All,

My first two flips taught me too many lessons  I’ve brought into the ones following. Unfortunately they’re still weighing me down.

I used the same GC for both of them and mismanaged him quite spectacularly. I’ve paid over $50k of unfinished work on the first, and over $10k on the second. 

For months now, he’s promised completion of certain components and not delivered. There has been very sporadic progress but not nearly for the amount paid. 

The projects at in months 7 and 5. Im at a point of loans needing to be refi’d soon. I’d like to attempt to work with this GC since I doubt I’d see a dime if the funds paid for incompletion. 

How would you motivate or manage this GC to complete more work?
