Think of your exit strategy as well.
SFH are easier to sell to owner occupants or other investors than MF.

Hypothecation is interesting. That would make sense if the terms make sense.
I don't see myself selling the note at a discount, but the balloon payment option allows me to exit this earlier.

1. Sometimes I get a higher quality of tenants for A/B neighborhoods from the MLS. If you don't want to pay a month's compensation of rent, use a flat fee MLS broker. And take GOOD pictures.
2. I had a lot of success recently with FB marketplace and social media for my last 4 vacancies. Better leads than zillow.

So 1 of my referrals, who is a banker, is looking for a non traditional lender who can financed a borrower with a not-so-great credit scores.
So, I'm thinking of being the bank, and the collateral would be the property the borrower is buying.
Can anyone shared their experiences of being the bank?
And are there any exit strategies you can use? Other than waiting for the borrower to finish the term or refinance you out?

I just heard from a friend's realtor that single family houses, in the western suburbs, that are priced over $500K on the MLS are slowing down. This realtor focuses in Naperville.
It seems like one of the key reasons is the cap on the SALT deductions.
What are you guys seeing out there?

I recently invested some $ from my roth SDIRA into a LLC, for a multi family, but the contract fell through.
Can I leave the money in the escrow account until the investor finds another deal? Or do I need to transfer the money back to the IRA. And have the IRA company evaluate the new investment opportunity when it comes up?
Yes, I will ask my IRA company these questions to make sure I am in compliance. Just needed some feedback.
