I'll repeat what @Patricia Steiner said: The moratorium applies only to non-payment of rent; any other lease violations are not included. And if you call the city, you'll (personally) end up with a citation, not the renters. Post and mail notice (or whatever your local laws say you have to do) and give them the legal amount of days to rectify the scenario. If they don't you can begin the eviction process. If you know they are doing drugs - call the police - this should be a violation of their lease and you can again, legally remove them. I'm sorry you're dealing with this, best of luck. Hopefully you can salvage it before it becomes a major expense.

Get with a local real estate attorney who knows the laws and current moratoriums in place in your district. @Cassi Justiz is right - it's your tenant who is in violation of the lease. But you may be able to Tresspass that individual (boyfriend) if she does not want him there. In fact, she may be able to do that. Stay away from moms, talk to the tenant, an attourney and go from there. Best of luck.

Ugh, I'm sorry you're dealing with this. Sounds like an opportunistic, inconsiderate landlord - and that's super crappy for you. I'd look at how much longer you want to stay and save money and repeat that mantra every time they're annoying or disrespectful.(We've saving $xxx/mo - only 9 more months" deeeep breath.)

This is not a scenario where I'd involve lawyers - no one wins when that happens. It's a slog, it's expensive and if you think your daily interactions are spicy now...just wait until they have to lawyer up and respond. Try a kind, frank conversation with them about sight lines (if that's your biggest issue) and if that gets you no where - it's your call: repeat the mantra and zen out, or move-out at the end of the lease. 

Big picture: You're saving money during a pandemic - not many people can say that - and while I don't want to blame the victim here, you should have asked about the shed ahead of moving in. Best of luck!

We do cordless blinds, note that they are in perfect working order on the move-in report and also have a "no sheets or other window coverings" in the lease. The latter is to prevent eye-sore spiderman sheets or football team flags as window coverings. We have an older home in a historic neighborhood and I second what @Wanda Wilkinson said above - you don't want tenants busting into the drywall, etc... and leaving big holes with curtain rods.

@Jonathan R McLaughlin - well...I just had a catastrophic flood and had to re-home tenants while we mitigated and eventually moved them out. Turns out if they'd had renter's insurance (we required it, but their policy had lapsed and my PM didn't ask about a new one) that they would have been responsible / paying for that stay - not us.

Bummer, I'm sorry. Try and keep it professional and - as hard as it can be, try not to, "read tone" in a text/email. It is so hard to do - especially when there is a history. Try and keep it pro and just think about how great it'll be once they move on. Good luck!

I don't see where they are "gaslighting" you...and I am not a lawyer but: this seems pretty cut and dry and you're in good shape. But to be clear: You kept their entire deposit and that was for other expenses related to their tenancy? Or was it for that mold mitigation? Same question as above - when the mold was being mitigated to the tune of $5k, what conversations were had? Sidenote: 35sqft is fairly significant for a rental bathroom - why didn't they call you when it was at say... 3 sqft?

Sorry to answer a question with a question - but why would it take more than a month to replace an oven/stove?
