Unfortunately, I've only had very bad experiences with these. Flooding is common - especially if the tenant runs it and leaves the house. This has happened to me twice. We were able to tick them on a lease violation (they are not supposed to add appliances) and they had to cover the damage. I'd advise against it.

Hi folks,
I'm a newbie to commercial RE but have several small multi's right now. As I'm looking to scale this or next year I've been reading, educating myself and trying to run numbers. The books make it all so neat and clean, but I'm learning that's not always the case. :) I'm posting today as I am looking to find someone to help me run some real numbers on a listing I've found. There's some COVID-19 nuances that are stumping me and some general questions I have re: negotiations, CAP rates and some basic financing.

Is there anyone out there that would be willing to chat on the phone or zoom or whatever with me to work through some of my questions? I'm trying to build my knowledge, but also my network - as I know I'll need to partner with others to get into bigger buildings down the line. I am based in Seattle, Wa with properties in Seattle, Monroe and Tacoma. Thanks in advance, ya'll.

Hi there,
Has any landlord/property owner here placed a tenant with Housing Connector? A colleague recently called me singing their praises but he's only had the tenant 1 mo. I have some section8 tenants and have had good experiences there. Housing Connector seems to be "working for the property owner" - would love to know if anyone here is working with them. Thanks in advance!

 The appraiser is trying to call the property a multifamily. It's a single family. The upstairs is an in-law suite at best.

Got it! Have you called the city and the county to verify? I am in a situation SLIGHTLY different than you in so much I was sold a triplex, listed as the county as a triplex, listed on the listing and appraisal as a triplex, but a disgruntled ex, inherited tenant called the city and knew it was an illegal triplex...and...I'm up the creek looking for legal. I'd start with the city and county - and a new appraiser. I'm confused - what exactly are you trying to "get around?"

75% paid with 1 of them always paying late - so we expect that on the 10th. The other is now on a payment plan - just waiting on her signature and first payment. She's communicative, so we're hopeful. Hopefully when the stimulus checks hit she'll prioritize rent. It's next month I'm more concerned about. @Eldred Pickett - have you made a decision on what you're going to with that tenant? @Bella Butler - are you giving them payment plans? Do you have a stay on evictions where you are? Cheers.

Thank you for providing your questions @michaelpeters. I like the concept because it's a plan I can send my PM (as a last resort) if the tenant is communicating. Every tenant's scenario is bound to be different and nuanced, so having the same set of screening questions helps level the playing field. As an owner with an outside PM - having this document/protocol in place avoids us having to 'shoot from the hip' if it happens. I heard someone else call it their "Life Interruption/Rent Assistance Request Form" - I liked that a lot.

To be honest if you 'feel' like you have to send a preemptive letter to remind your tenant of their responsibilities... and the apparent world around them, just asking for trouble. This why rent is still due during COVID-19:

 Appreciate your input - I think we probably have very different tenant bases. :)
