I'm with @Nathan Gesner on this one - treat them fairly and there's no sense in worrying about what they "might do." If they end up doing something silly, you have recourse - especially on Yelp. An LLC will also help for sure. I also have a Private Mail Box (PMB) set up for all of my LLCs mail so that should they look me or the company up they can't find my home address.

Hi @Collin Wisdom - what is your strategy? I have a few MFH in Tacoma that are cash-flow positive, buy and holds. There are still deals to be found in Tacoma and down south, I'd say. Do you have a realtor?

Analyze X 5 and read and learn and repeat. “House - hacking” is what everyone says hat they’d do first if they could start over again, so ... you’re onto something - but there’s no short cuts - one foot in front of the other - study up and best of luck.

I agree with the others - and best of luck. But I’m curious: if they told you via text why did you insist on writing? Folks these days (esp, the “kids”) don’t have printers and hate all things analog. If they said they were leaving - great - I would have planned to renovate and re-rent - and as soon as they didn’t pay that last month in time issued a 3-day and started the eviction process.

Can’t put a price on piece of mind. If you’re worried about saving $350-650 on inspection maybe the place isn’t for you or the timing isn’t right.

Depositing it at a local bank seems the path of least resistance - then you’re not waiting for a check and going to the bank/sucking up your time. Give the tenant the last 4 numbers of the account. The bank will look up the rest and fill that in.

Your realtor should pull a rent roll (history) and utilities history together as part of their due diligence once you're in a mutually accepted offer.
