It is beyond me why wholesalers don't put 90% of their effort into their website. When you want to buy or sell something, do you wait for some random person to call you? Do you respond to postcards in the mail or texts from numbers you can't even call back? Seriously, how many car warranty calls have you gotten and how many car warranties have you actually bought from them?

The answer is no, when you want to buy or sell something, you go to your phone or computer. You do a Google search to find what you are looking for or you list what you are selling on a web page.

Name one legitimate company in the world that doesn't have a website and use it for their customers? This is why many wholesalers lack credibility. They are using the "door to door salesman" method in the digital age. It may still work on older people, but even people in their 80's now use a smartphone proficiently.

Build a website and focus your energy on tools to optimize search engine placement. You can automate your lead generation instead of cold calling a thousand people who don't want to talk to you.

Love and appreciate the feedback guys. I get it MMA money Making Activities! If I get a site I plan on it being very simple and outsourcing the work while I am busy prospecting and following up with leads. My question was more asking if you think that having a site would be a detriment in any way by giving Sellers the excuse of "checking it out" while they procrastinate? Or would that just help weed out the time wasters for me?

I'm just starting out in REI and I know that I want to apprentice with a particular mentor to learn to do deals with creative financing strategies(owner finance,sub to...)

That coaching is actually very reasonably priced compared to others on the market and typical "guru" charges. There's no lump sum, just monthly mentoring and marketing costs that I would cover with a business line of credit at 0% for 6 months until I get my first deal.

On the other hand for a one time fee of a couple K I could quickly learn the sales system of a very successful REI group, JV a couplebof much smaller, transactional deals with them and then use that $ earned to fund the apprenticeship.

I'm sure the apprenticeship is where I want to be and so my dilemma is really in the start up cost. Do I dive right in utilizing the biz credit available to me, or do I JV doing the transactional deals with no cash flow, or equity capture in order to build enough to self fund without using the credit line?

As you can imagine I'm trying to avoid wasting time and $. Any and all constructive input is definitely appreciated.

Hey @Zachary Beland or @Eddie Brady do you know if it is possible to structure a rent to own on a duplex where you live in one unit and are allowed to collect rent on the other? Then qualify for an FHA(meeting requirements of course) when it comes time to exercise your buy option?

Hi guys, im trying to figure out which is a more vital software to invest in when starting out, Freedomsoft, Propstream, or Flipster ? Like which will really help me get to a first deal faster? They have some overlapping functions and Flipster honestly seems to offer the most but I hear a lot of buzz about Propstream.
