Hi Sumit

We personally have an attorney set up our LLCs. They also put together our LLLP and wills. It cost a few hundred bucks but they know what they are doing.

We don’t keep them on retainer, instead they bill hourly. While it can be a hassle, we know that they have our backs and are good. Not sure where you are located but happy to send you their contact info if you are in Washington State. Just DM me!

Happy to answer any other questions needed. I currently have 5 companies and in the process of setting up a 6th!

Congrats! That sounds like a stellar deal. Seller financing may be the best “creative way” unless you are close with a private banker.

For terms, nothing is standard. But I have written (and had accepted) a few deals that are low down, 1% above base, interest only payment for a few years. Then you refinance traditionally.

Welcome to the world of Real Estate! My first recommendation is to figure out what YOU want from a brokerage. Do you want someone that will hold your hand and walk you through every step? Do you want a brokerage that provides a lot of formal sales training? Do you want a brokerage that will give you a phone and a desk and let you figure it out?

For me it was the last one. I learn best by doing and I have been successful as such. Once you figure out what you want find a mentor or join a team. You will start by doing the menial tasks but it’s important to learn them. When approaching a mentor or team. Sell them on how you can serve them and be an asset for them. Make their life easier and they will teach you what you need to know.

Hi Daniel

My answer will assume little real estate experience. I would recommend buying a Multifamily building that needs some work all cash. Do the rehab with all cash and once done, refinance. This gives you the expertise while reducing your stress and risk. Once you have done the first either repeat the same process or start to scale with debt. But if you have the money stay in Multifamily, as you will eventually get there either way.

This will take some leg work but the best way to find these guys is to go out and find the ones who are doing the job you need. Need a parking lot repaved, drive around till you see someone doing it and get their card. Need a good TI group? Pull permits on recent Tenant Improvements in a building that has been recently leased. Need a flooring guy? Look for new construction and take a photo of the side of their van or get to the construction site before they start work and ask them for their card.

The good guys are out doing projects, so go find the projects they are working.

Your best bet really is to reach out to a commercial agent. They are going to be the ones who see the deals. Become their friend and build trust knowing that it is a long game. It will take some time for them to bring you their best deals. 2 things to remember when doing this. First is to tell them exactly what you are looking for. Clarity is key. Second, when they present something that fits your criteria from point one, follow through. This is key as it will build trust and they will then bring more and better deals for you. If you say that you are looking for something and they bring it to you then you don’t buy it, they will not waste their time bringing you the next one. But if you buy it and continue to have clear communication and trust they will be your best resource.

Hey Mac

I am a commercial agent and also own a few commercial properties. Everything really does come down to the NOI. Now, that being said, some agents get lazy and don't look at the whole package of how that NOI is arrived (below market rents, high expenses for gross or modified gross leases, etc). As always, do your own research for both market price and the price of the property.
