Hi hunter,
Let's say the appraisal comes in at 325K like your example, what happens then, can the buyer still back out, since the appraised price came in higher, or how does it work.

@Jake Drappi I found that to be the issue for me as well when looking in the Elizabeth market, it was pretty competitive and the properties were going for above asking price, this was before the COVID happened.

@Chris Arce I don't have advice to offer but just wanted to congratulate you on this step! I am looking to do something similar in the Philadelphia market, I found a "Shell" for sale that can be a great BRRR. However, I am not sure how to estimate rehab costs for a gut job. I need to find a contractor.

@Tim Herman How do you calculate the vacancy rate? I did't know that was the average, i have to make some adjustments on my numbers. Thank you.

@Charles Xia Thank you for the response! I will be reaching out to my loan officer to see where we stand, I think at this point it makes sense to wait for my credit to improve, at the same time I am building my reserves.
